Job summary

The Resolute Group Ltd in Berlin is seeking a self-sufficient Senior Asset Manager to take responsibility for the technical and operational performance of a portfolio of residential and commercial properties. You will lead a property manager and a facility manager, ensuring high standards of operation and compliance.

You will develop and manage CAPEX and OPEX budgets, oversee planned maintenance and upgrades, monitor building systems, and coordinate with contractors to optimise energy efficiency

Qualifications

• Minimum 5 years' experience in Asset Management with a technical focus.
• Experience managing residential and commercial real estate assets.
• Proven track record overseeing external property and facility management providers.
• Strong CAPEX/OPEX budgeting, cost control, and lifecycle management.
• Good technical knowledge of building systems and maintenance.
• Independent worker capable of taking ownership with minimal supervision.
• Fluent German (written and spoken) and good English for internal communication.
• Degree in Real Estate, Engineering, Building Services, or related discipline is advantageous.

Responsibilities

• Ensure properties meet high standards, with appropriate systems, safety, and compliance.
• Review operational reports, budgets, service agreements and performance metrics.
• Coordinate with internal stakeholders, consultants, contractors and external service providers.
• Identify opportunities to improve energy efficiency and building performance.
• Support asset business plans and portfolio strategies with investment recommendations.
• Maintain oversight of contracts, technical documentation and regulatory requirements.
• Provide regular updates on asset performance, expenditure, risks, and projects to senior stakeholders.

This is an excellent opportunity for a self-sufficient Senior Asset Manager to take responsibility for the technical and operational performance of a portfolio, managing a property and facility manager to maximise asset value, maintain quality standards, and ensure efficient building operations.

Responsibilities

• Take ownership of the technical asset management of residential and commercial properties across the portfolio.
• Manage and oversee external property managers and facility managers, ensuring performance, service delivery, and operational standards meet expectations.
• Develop, manage, and monitor CAPEX and OPEX budgets, identifying opportunities for cost optimisation and long-term value creation.
• Oversee planned maintenance, technical upgrades, refurbishments, and capital expenditure projects from initial planning through to completion.
• Monitor building condition, technical performance, maintenance requirements, and lifecycle planning to protect and enhance asset value.
• Ensure properties are maintained to a high standard, with appropriate building systems, safety measures, and statutory compliance requirements in place.
• Review operational reports, budgets, service agreements, and performance metrics, taking a proactive approach to identifying and resolving issues.
• Coordinate with internal stakeholders, consultants, contractors, and external service providers to deliver technical and operational objectives.
• Identify opportunities to improve energy efficiency, sustainability, building performance, and operational costs.
• Support asset business plans and wider portfolio strategies, providing recommendations on investment priorities, refurbishment requirements, and long-term asset improvements.
• Maintain oversight of contractual obligations, technical documentation, and relevant regulatory requirements.
• Provide regular updates on asset performance, expenditure, risks, and ongoing projects to senior stakeholders.

Qualifications

• Minimum of 5 years' professional experience in Asset Management, with a strong focus on technical asset management within the real estate sector.
• Experience managing residential and commercial real estate assets.
• Proven experience overseeing external property management and facility management providers.
• Strong understanding of CAPEX and OPEX budgeting, cost control, maintenance planning, and building lifecycle management.
• Good technical knowledge of building systems, maintenance requirements, refurbishment projects, and building operations.
• Ability to work independently, take ownership of responsibilities, and make informed decisions with minimal supervision.
• Strong organisational, analytical, and stakeholder management skills, with the ability to manage multiple assets and projects simultaneously.
• Fluent German, both written and spoken, is essential.
• Good spoken English is required to communicate effectively internally across the international business.
• A degree in Real Estate, Engineering, Building Services, Facilities Management, or a related discipline would be advantageous.
