Zusammenfassung

Empira Group in Leipzig sucht eine erfahrene Fachkraft für die ganzheitliche Verwaltung von Wohnportfolios. Sie agieren als zentrale Ansprechperson mit umfassender Immobilien- und Leistungsverantwortung unter ESG-Gesichtspunkten.

Sie arbeiten proaktiv an Asset-Management-Vorgaben, entwickeln wertorientierte Strategien und unterstützen Transaktionen einschließlich Due Diligence. Zudem verantworten Sie Budgetplanung, Controlling und das Risikomanagement.

Qualifikationen

• Abschluss oder Studium mit Schwerpunkt Immobilienmanagement oder vergleichbare Qualifikation.
• Mehrjährige Berufserfahrung in der Verwaltung von Wohnimmobilien oder WEG-Portfolios.
• Analytisches Denken und eigenständiges, strukturiertes Arbeiten.
• Sicheres Deutsch in Wort und Schrift; Englischgrundkenntnisse von Vorteil.

Aufgaben

• Eigenständige Verwaltung diverser Wohnportfolios als zentrale Ansprechpartnerin/zentraler Ansprechpartner mit umfassender Immobilien- und Leistungsverantwortung unter ESG-orientierter Investitionsausrichtung.
• Proaktives Asset Management mit Umsetzung strategischer Vorgaben, Entwicklung und Realisierung wertorientierter Asset-Strategien.
• Mitwirkung an Akquisitionsstrategien, Machbarkeitsanalysen und Unterstützung bei Transaktionen einschließlich Due Diligence und Bewertung.
• Verantwortung für Business Pläne, Budgetplanung und Controlling auf Objekt- und Portfoliobene sowie aktives Performance- und Risikomanagement.
• Projektleitung für Instandhaltungs- und Modernisierungsmaßnahmen sowie Koordination von Dienstleistern.
• Hauptverantwortung für Vermietung inklusive Verhandlung von Maklern und Objektmanagement.

• Proactive asset management with implementation of strategic guidelines, development and realization of relevant, value-oriented asset strategies (including space concepts, repositioning, marketing and letting strategies)
• Participation in acquisition strategies, feasibility analyses and support for exciting transactions including due diligence and valuation
• Responsibility for business plans, budget planning and controlling at property and portfolio level as well as active performance and risk management
• Management of maintenance and modernization measures as well as service providers - from contract negotiations to acceptance
• Main responsibility for letting activities including the management of brokers and property management

Your profile

• Training or studies with a focus on real estate management or additional specialist qualification
• Several years of professional experience in the management of residential real estate or WEG portfolios
• Strong analytical thinking and action as well as strong decision-making skills
• Confident knowledge of German and basic knowledge of written and spoken English
• Good user knowledge of MS Office
• Conscientiousness as well as an independent and autonomous way of working in a team
