Job summary

COREcruitment Ltd is seeking a Regional Operations Director to oversee a multi-property portfolio of urban aparthotels across Germany, with expansion plans for Warsaw in 2027 and Vienna in 2028. You will drive hotel operations, financial performance, guest experience, and leadership development across properties.

You will ensure General Managers own property results, focus on guest feedback and online reputation, and travel frequently across Germany and beyond as the portfolio grows.

Qualifications

• Five years of multi-property leadership experience in senior roles.
• Experience leading operations across multiple hotels or aparthotels.
• Fluent German and English; both non-negotiable.
• Booking.com score of 8.8 or higher with proven guest-review performance.
• Experience managing F&B operations.
• Strong budgeting, forecasting and financial improvement skills.
• History of developing General Managers and high-performing teams.
• Experience supporting openings and organisational growth.
• Knowledge of European hospitality markets; Polish market knowledge is a plus.
• Willingness to travel frequently across Germany and to Poland/Austria.

Salary: €100.000 - €110.000 + bonus

Travel: Frequent travel between German properties, with future travel to Poland and Austria

I am seeking an experienced Regional Operations Director to lead a multi-property portfolio of urban aparthotels across Germany, with responsibility expanding to new openings in Warsaw in 2027 and Vienna in 2028.

The role will oversee hotel operations, financial performance, guest experience, and leadership development across multiple properties.

You will work closely with General Managers, ensuring they own and improve their property results, particularly guest feedback and online reputation.

Candidates must also demonstrate strong guest-review performance: a current Booking.com score of 8.8 or higher at the property or portfolio level is a mandatory qualification threshold.Candidates with scores below 8.8 will not be considered.

What You’ll Do

• Lead operational performance across a multi-property portfolio, partnering with General Managers and local teams.
• Set clear accountability for guest satisfaction, service quality, and online review performance.
• Build operational plans that improve financial results, efficiency, consistency, and guest experience.
• Oversee budgets, forecasting, revenue performance, and profitability across properties.
• Support General Managers in analysing guest feedback, identifying root causes, and delivering measurable improvements.
• Provide leadership on F&B operations, ensuring strong guest experiences and commercial performance.
• Work with Sales, Marketing, Finance, HR, and F&B teams to strengthen property performance and customer loyalty.
• Lead operational readiness for new openings in Warsaw and Vienna, ensuring teams, systems, and standards are in place.
• Develop and retain high-performing teams, supporting succession planning and leadership growth.
• Adapt operational priorities to local market conditions while maintaining consistent brand standards.

What You’ll Bring

• At least five years of multi-property leadership experience, such as Regional Operations Director, Cluster General Manager, or a comparable senior role.
• A proven record of leading operations across multiple hotels or aparthotels.
• Fluent German and English; both are non-negotiable.
• A current Booking.com score of 8.8 or higher at the property or portfolio level, supported by evidence of strong guest-review performance.
• Experience managing F&B operations.
• Strong financial skills, including budgeting, forecasting, and improving operational efficiency.
• A track record of developing General Managers and building engaged, accountable teams.
• Experience supporting openings, growth, and organisational change.
• Strong knowledge of European hospitality markets; knowledge of the Polish market is an advantage.
• Willingness to travel frequently across Germany and, as the portfolio expands, to Poland and Austria.
