Triple Eight Transport Inc. in Abbotsford, BC, is seeking a Leasing Manager to oversee leasing across our property portfolio, maximize occupancy, and optimize rental performance.

You will lead strategy, market analysis, and renewals while ensuring compliance and strong tenant relationships. The role requires 5+ years in leasing or property management, knowledge of BC Residential Tenancy Act, and excellent communication and negotiation skills.

Qualifications

• 5+ years of progressive experience in leasing, property management, real estate, or tenant relations.
• Strong knowledge of BC leasing practices and the Residential Tenancy Act.
• Experience managing occupancy, vacancies, rental pricing, and leasing performance across a property portfolio.
• Excellent communication, negotiation, and relationship-management skills.
• Ability to travel between properties as required and hold a valid BC driver's license.

Responsibilities

• Leasing & Occupancy Management: lead leasing across the property portfolio to minimize vacancies and improve portfolio performance.
• Rental Strategy & Market Analysis: monitor market conditions and rental rates to inform pricing and incentives.
• Lease Negotiation & Administration: conduct negotiations, renewals, and amendments with accurate documentation.
• Tenant Acquisition & Screening: supervise applications, screening, approvals, and onboarding.
• Tenant Relations & Retention: build strong tenant relationships and support lease renewals.
• Portfolio & Lease Performance: track occupancy, expiries, renewals, and provide updates to management.
• Move-In/Move-Out Oversight: ensure inspections, deposits, turnover, and possession processes.
• Regulatory Compliance: ensure compliance with the BC Residential Tenancy Act and policies.
• Property & Maintenance Coordination: coordinate with maintenance and property teams for readiness and turnover.
• External Stakeholder Management: manage relationships with realtors, contractors, vendors, and municipalities.
• Process Improvement: improve leasing processes, trackers, and reporting controls.
• Team Leadership: provide direction to leasing staff and ensure service standards.
