Job summary

Starlight Investments is seeking a Leasing Manager to drive high-performance leasing for our office portfolio across Canada. The role reports to the Vice President of Asset Management and focuses on establishing relationships, sourcing tenants and negotiating leasing terms.

You will prepare lease proposals, coordinate approvals, and collaborate with asset managers to implement strategic marketing initiatives and forecasting. Travel across the Greater Canada market is expected.

Qualifications

  • 2 years or more of commercial real estate experience.
  • Experience negotiating leases and drafting lease documents.
  • Strong analytical and financial acumen.
  • Excellent verbal and written communication skills.
  • Travel flexibility within Canada.
  • Ability to build relationships with tenants, brokers and investors.

Responsibilities

  • Establish and maintain relationships with tenants, tenants' brokers, and property managers to achieve leasing milestones.
  • Source and qualify prospective tenants and support lease recommendations to Senior Management.
  • Prepare and negotiate lease proposals aligned with asset management goals and obtain approvals.
  • Negotiate financial and legal terms of lease proposals, amendments, and renewals.
  • Prepare leasing documentation and ensure accuracy and coherence.
  • Provide market research data to support leasing recommendations and market insights.
  • Collaborate with Asset Manager to execute marketing initiatives.
  • Forecast unit-level leasing assumptions for budgeting and forecasting.
  • Develop leasing reports on activity, budgets, forecasts, market and demographics.
  • Lead branding and marketing programs to generate tenant leads and strengthen relationships.
  • Present leasing activity and portfolio opportunities to senior management and institutional partners.

Job description

Reporting directly to the Vice President of Asset Management, the Leasing Manager will be an influential part of the team responsible for the high performance of leasing services for office portfolio in markets across Canada.

Duties and Responsibilities
  • Establish, develop and maintain strong business relationships in specific market areas with tenants, prospective tenants, local commercial brokerages and property managers in order to achieve/exceed leasing milestones and overall asset management objectives for all properties
  • Source and qualify prospective tenants, and engage existing tenants. Compile required information to support lease recommendations to Senior Management.
  • Prepare and negotiate lease proposals aligned with asset management goals. Always ensure that all appropriate approvals are received prior to securing binding agreements
  • Strategically negotiate financial and legal terms of lease proposals, agreements, amendments, and renewals, in support of the asset management objectives for each location, to attract/retain tenants and maximize the property value
  • Efficiently prepare all leasing documentation for properties
  • Prepare and review leasing documentation to ensure quality, accuracy, coherence and strength of language
  • Be the market expert to support leasing recommendation, provide supporting research data (i.e. competitive properties and rates, tenant activity, etc.), ensure teams stay informed and explore opportunities aligned with the market
  • Collaborate with the Asset Manager for each property/portfolio to create and implement strategic marketing initiatives designed to target specific units and tenant mix
  • Develop and forecast unit-level leasing assumptions to support annual budgeting and financial forecasting
  • Develop leasing reports for internal circulation as required – leasing activity (e.g. on-going, conditional, closed), budgets, forecasts, market, demographics, etc.
  • Implement and evaluate brand and marketing programs (e.g. meetings, functions, and organized events) to generate new tenant leads and enhance business relationships with existing tenants and their representatives
  • Lead presentations to senior management and institutional partners on leasing activity, strategy, market conditions, and key portfolio opportunities
Requirements
  • Strong work ethic, positive outlook, and effective communications skills
  • 2years or more of commercial real estate experience
  • Proven progressive track record of success in aleasing role, preferably within the office, retail and/or industrial asset classes
  • University Degree or College Diploma required
  • Experience building business relationships daily with tenants and commercial real estate brokers, as well as investors occasionally, while providing exceptional customer service and support to our colleagues
  • Strong business and financial acumen demonstrated in their ability to negotiate strategically and establish beneficial contractual agreements for client property owners/investors. Proficient analytical skills and attention to detail regarding lease complexities
  • Excellent verbal and written communication skills with expertise in report writing/presentation. Assist with leasing budgets and financial reports
  • Demonstrated marketing skills and capacity to establish strong working relationships internally, in a team-oriented environment
  • Travel flexibility throughout the Greater Toronto Area, as well as potentially longer distance air travel to other market areas within Canada
  • Experience working with landlords and brokerages preferred
