Our client is looking to bring on a Senior Property Manager to oversee all of their residential properties in Calgary and surrounding areas. In this position, you will manage a diverse portfolio of nine properties, handling everything from processing leases and tenant applications to answering tenant inquiries and supporting leasing efforts. You’ll play a vital role in creating a positive living experience for residents while collaborating with various internal teams.

Duties and Responsibilities:

  • Ensure high standards in staff performance and building operations.
  • Monitor rental rates and market conditions; recommend adjustments as needed.
  • Maintain occupancy and vacancy levels to meet targets.
  • Implement and oversee standard operating procedures.
  • Review and approve applications, ensuring compliance with approval standards.
  • Support leasing efforts and ensure leasing goals are met.
  • Ensure accurate rent rolls and manage arrears.
  • Resolve tenant complaints and address contract breaches.
  • Manage tenant evictions in compliance with regulations.
  • Coordinate month-end tasks and ensure unit deficiencies are resolved.
  • Build and maintain relationships with contractors and vendors; manage contracts.
  • Ensure maintenance and repairs are timely, safe, and cost-effective.
  • Review and approve invoices for accuracy.
  • Conduct regular property inspections and manage emergencies as needed.
  • Ensure compliance with the Residential Tenancy Act (or relevant legislation).
  • Plan, assign, and evaluate staff performance; manage hiring as needed.
  • Hold regular team meetings to address challenges and opportunities.
  • Perform other duties as assigned.

Experience:

  • 5+ years experience in a Property Manager role is required
  • Residential Property Management experience is required

Base Salary: $90,000 – 110,000 per year

  • Salary based on experience

Work Hours:

  • 40 hours per week
  • Monday to Friday

  • This opportunity does not include relocation. It will be the responsibility of the candidate should relocation be required.
