We partner with non-profits, faith-based organizations, institutions, governments, developers, and First Nations to deliver triple-bottom line projects grounded in financial viability and driven by social and environmental sustainability. Our projects range in scale from smaller wood frame buildings to multi-phase, master planned, multi-building concrete projects.

Our growth trajectory is strong, and we are seeking a purpose-driven Senior Development Manager or experienced Development Manager to join us.

OVERVIEW

This role will be fully engaged in a ground-breaking company with a highly collaborative team, undertaking dynamic, complex, mixed-use projects that prioritize a solutions-oriented approach. The Senior Development Manager/ Development Manager is responsible for managing multiple projects and overseeing the delivery of development management services by the development team for those projects. As a project-focused lead, the Senior Development Manager/ Development Manager brings a strong risk mitigation lens, a keen attention to detail, and a drive to be innovative to determine the optimal path forward for development projects.

Their focus is to ensure:

  • The company’s Development & Construction level projects are delivered on budget and on time.
  • Projects are delivering on client vision, objectives, and development goals.
  • Advisory input is provided into Feasibility & Portfolio Analysis work (led by another team) and other projects as required.
  • Provide strategic advice for company and clients from acquisition, feasibility analysis, planning, design team procurement and management, construction oversight, and other client representation duties required through project lifecycles.

KEY RESPONSIBILITIES

This role is responsible for leading multiple real estate development projects from acquisition through to construction completion, with strategic oversight from senior leadership and reporting to the Chief Development Officer (CDO). This includes ensuring projects are viable, well-managed, and aligned with organizational goals regarding design quality, schedule, and budget performance. Responsibilities include:

  • Lead the full project lifecycle: acquisitions, feasibility, entitlement, design development, municipal approvals, and construction oversight.
  • Collaborate with senior leadership to define and communicate the project vision to stakeholders, clients, consultants, and the public.
  • Report to the CDO to achieve strategic goals in pipeline projects, including Development and Construction milestones.
  • Prepare and manage project budgets, schedules, risk registers, and financial models, and report regularly to senior management and project funders.
  • Build and manage financial models for projects at all stages.
  • Implement effective relationship management of client groups (e.g., volunteer nonprofit Boards of Directors, Chief & Councils, faith-based leadership).
  • Select, hire, and manage high-performing consultant and construction teams, ensuring collaborative and results-driven project execution.
  • Conduct detailed due diligence for potential acquisitions, including legal, environmental, and market research, site planning, and feasibility analysis.
  • Apply a comprehensive risk management framework to all project phases, proactively resolving issues in coordination with leadership.
  • Establish robust project controls to prevent unauthorized or “at-risk” work and ensure financial continuity throughout all phases.
  • Monitor and ensure the financial performance and viability of projects across all stages.
  • Track and report on project KPIs for budget, schedule, regulatory compliance, and governance metrics.
  • Foster collaboration and innovation among the team to support operational efficiency and excellence.
  • Cultivate and maintain strong relationships with all external stakeholders including industry professionals, municipal authorities, partners, clients, potential partners, and potential clients while exemplifying the company values with passion, professionalism, and integrity.

CANDIDATE PROFILE

  • Position is open for a Senior Development Manager or experienced Development Manager.
  • 8+ years of full-time experience in real estate development and construction.
  • Ability to thrive under pressure, allocating time and resources effectively, and prioritizing competing deadlines and objectives.
  • Familiarity with contracts and consulting agreements.
  • Experience building and managing financial models for projects at all stages.
  • Proven history of successful collaboration with stakeholders including municipal and review agency staff, residents and community groups, and politicians and their professional staff.
  • Proven track record in establishing and maintaining key relationships with clients, project partners, and lenders.
  • Successful experience achieving regulatory approvals and navigating municipal approvals.
  • Experience with delivering projects through all phases of construction to completion.
  • Experience with a range of scale projects, including smaller scale wood frame to multi-phase concrete.
  • Passion for business strategy, optimizing company and project performance and growth.
  • Fluent in project management, people and team leadership, all phases of development and construction.
  • Direct experience successfully achieving planning approvals within Metro Vancouver is an asset.
  • Direct experience with property acquisitions is an asset.
  • Professional designation is an asset (Engineer, Architect, PMP etc.).
