Responsibilities

  • Respond to resident inquiries, requests, and concerns promptly to ensure a positive living experience.
  • Coordinate maintenance requests by issuing work orders and liaising with maintenance staff or contractors, ensuring timely completion.
  • Conduct inspections of common areas and units to ensure cleanliness, safety, and compliance with lease agreements and standards.
  • Maintain lease agreements, tenant records, and property documentation per company policies and tenancy regulations.
  • Oversee rent collection, monitor arrears, and follow up on payments professionally and in compliance with regulations.
  • Support leasing activities, including showings, processing applications, and onboarding residents to maintain high occupancy.
  • Monitor local rental market trends to inform pricing and leasing strategies to minimize vacancies.
  • Prepare and manage operating budgets, track expenses, and ensure cost control while maintaining service quality.
  • Coordinate vendor services and obtain quotes for repairs, maintenance, and capital improvements to optimize costs.
  • Promote a safe, clean, and well-maintained living environment with compliance to health and housing regulations.
  • Build strong relationships with residents to foster community engagement and retention.

Position Title: Property Manager (Residential) Salary: $60,000-$70,000 Position Status: Existing vacancy Location: Ottawa, ON Work Model: Onsite Additional Notes: Our client is seeking a Residential Property Manager to oversee a portfolio of residential buildings, including a primary downtown property and several smaller sites. This role is responsible for the day-to-day operations of the properties, ensuring a high standard of resident satisfaction, efficient building maintenance, and strong financial performance.

Responsibilities
  • Respond to resident inquiries, requests, and concerns promptly and professionally to ensure a positive living experience.
  • Coordinate maintenance requests by issuing work orders, liaising with maintenance staff or external contractors, and following up to ensure satisfactory completion.
  • Conduct regular inspections of common areas and residential units to ensure cleanliness, safety, and compliance with lease agreements and property standards.
  • Maintain accurate and up-to-date lease agreements, tenant records, and property documentation in accordance with company policies and residential tenancy regulations.
  • Oversee rent collection, monitor arrears, and follow up on outstanding payments professionally and in compliance with regulations.
  • Support leasing activities, including coordinating showings, processing applications, and assisting with resident onboarding to maintain high occupancy levels.
  • Monitor local rental market trends to ensure competitive pricing and support leasing strategies aimed at minimizing vacancies.

Ideal Candidate
  • Minimum of three years in residential property management; experience with mixed-use portfolios is an asset.
  • Strong understanding of leasing practices, service contracts, and the Residential Tenancies Act.
  • Comfort overseeing administrative functions, building operations, and financial performance, including budgeting and rent collection.
  • Ability to work effectively with superintendents, maintenance staff, and leasing administrators to support occupancy goals.
  • Solid understanding of building systems, occupational health and safety standards, and environmental regulations.
  • Commitment to quality, consistency, stability, and accountability in all responsibilities.
  • Valid driver's license and access to a vehicle for travel between sites.
