You will manage day-to-day building operations, supervise on-site staff, and ensure exceptional resident experiences while maintaining financial performance and compliance with regulations.

Qualifications

  • 3 to 5+ years of residential property management experience within multifamily apartments.
  • Strong knowledge of RTA and LTB proceedings.
  • Direct leasing and sales experience, including tours, negotiations, and lease closings.

An established developer and manager of multifamily and commercial real estate is seeking a residential Property Manager in Toronto.

The Property Manager is responsible for the overall performance, operations, presentation, leasing success, and resident experience of a 200-unit high-rise, luxury apartment in midtown Toronto.

This hands-on leadership role requires expertise in property management, building operations, leasing, financial performance, resident relations, and team leadership. The Property Manager takes full ownership of the property, proactively identifies and resolves issues, ensures operational excellence, and follows through on all commitments.

The role also includes direct leasing responsibilities, including prospect management, property tours, lease negotiations, objection handling, and closing. Success requires the ability to balance operational management with a consultative, sales-focused approach while effectively communicating the value of a premium residential community.

The ideal candidate is organized, professional, commercially minded, and service-oriented, with strong leadership, communication, problem-solving, and sales skills.

Key Responsibilities
Property & Building Operations
  • Oversee all day-to-day property operations and performance.
  • Maintain high standards for suites, common areas, amenities, parking, and building systems.
  • Conduct regular inspections and ensure timely resolution of deficiencies.
  • Manage preventative maintenance, repairs, capital projects, contractors, and service providers.
  • Monitor building conditions, safety, and resident-service concerns.
  • Maintain accurate records, reports, contracts, and operational documentation.
  • Ensure compliance with operating procedures, emergency protocols, and Fire & Life Safety requirements.
  • Respond effectively to emergencies and operational incidents.
Resident Experience
  • Deliver an exceptional resident experience consistent with a premium community.
  • Build positive resident relationships while maintaining professionalism and discretion.
  • Resolve resident inquiries, complaints, and service requests promptly.
  • Manage sensitive situations with empathy, sound judgment, and accountability.
  • Drive resident satisfaction, engagement, and retention initiatives.
  • Ensure resident communications are timely, accurate, and professional.
Leasing & Sales
  • Actively participate in leasing activities and occupancy growth.
  • Respond to inquiries, conduct property and suite tours, and build prospect relationships.
  • Present property features, benefits, and value with confidence.
  • Maintain market, inventory, and competitive knowledge.
  • Follow up consistently with prospects using consultative sales techniques.
  • Negotiate, close, and administer leases within company guidelines.
  • Monitor leasing metrics, vacancy, renewals, and market trends.
  • Recommend strategies to improve conversion and occupancy.
  • Assist with operating and capital budget preparation and monitoring.
  • Review expenses and identify cost-control opportunities.
  • Process invoices, monitor financial performance, and prepare reports.
  • Manage rent collection, arrears, lease administration, and renewals.
  • Maintain accurate resident and property records.
  • Support forecasting, variance analysis, and performance reviews.
  • Ensure reporting deadlines and administrative requirements are met.
  • Manage relationships with contractors, vendors, and service providers.
  • Coordinate scheduling, access, quality control, and work completion.
  • Monitor vendor performance and contract compliance.
  • Track contract renewals and **escalate** concerns as required.
  • Obtain quotations and participate in purchasing and tendering processes.
  • Verify work quality before approving completion.
Leadership & Team Management
  • Provide visible, hands-on leadership to on-site staff.
  • Set expectations, priorities, and accountability standards.
  • Support recruitment, onboarding, training, and employee development.
  • Foster a collaborative, respectful, and service-focused culture.
  • Ensure effective communication across all property functions.
  • Address performance and operational issues promptly.
  • Monitor follow-through on all assigned tasks and commitments.
Compliance & Risk Management
  • Maintain knowledge of applicable tenancy, health and safety, privacy, accessibility, and fire regulations.
  • Ensure compliance with company policies and legislative requirements.
  • Identify and **escalate** operational, financial, safety, and reputational risks.
  • Ensure incidents are documented and reported appropriately.
  • Support inspections, audits, compliance programs, and corrective actions.
Qualifications
  • 3 to 5+ years of residential property management experience within multifamily apartments. Strong knowledge of RTA and LTB proceedings.
  • Experience managing multi-residential properties and on-site teams.
  • Direct leasing and sales experience, including tours, negotiations, and lease closings.
  • Strong understanding of the resident lifecycle, lease administration, arrears, and renewals.
  • Knowledge of building operations, maintenance, vendor management, and preventative maintenance.
  • Experience with budgeting, expense management, reporting, and performance analysis.
  • Excellent communication, customer service, and relationship-management skills.
  • Strong Microsoft Office and technology proficiency.
  • Exceptional organization, time management, judgment, and professionalism.
Compensation
  • Base salary of $85,000 - $95,000 (dependent on experience)
