Job summary

Quantum Management Services Ltd. is seeking an experienced Property Manager for a premier Vaughan residential community. The role oversees daily operations of a 500+ unit property, ensuring exceptional resident experience and service quality.

You will collaborate with leadership, manage budgets, and maintain compliance with RTA and safety standards. The ideal candidate brings 7+ years of property management, strong vendor and budget experience, and proficiency with Yardi.

Qualifications

• 7+ years of residential property management experience.
• Experience managing large, amenity-rich residential properties.
• Strong knowledge of the Residential Tenancies Act (RTA) and Landlord and Tenant Board (LTB) processes.
• Experience managing budgets, contractors, vendors, and financial reporting.
• Proficiency with Yardi property management software.
• Property Management designation preferred or in progress.

Responsibilities

• Oversee daily operations of a large-scale residential rental community.
• Act as the primary contact for residents, managing inquiries, complaints and escalations.
• Build relationships with residents, staff, contractors and service providers.
• Conduct regular property inspections and identify operational improvements.
• Lead on-site staff, contractors and vendors to ensure service excellence.
• Manage contractor relationships, service agreements, RFPs, turnover, and capital projects.
• Assist with budget preparation and weekly/monthly operational reports.
• Ensure compliance with RTA, health and safety regulations, and company policies.
• Represent the landlord at LTB hearings when required.
• Respond to emergencies and after-hours property matters.

Key Responsibilities

• Oversee the daily operations of a large-scale residential rental community, ensuring high standards of service, maintenance, and resident satisfaction.
• Act as the primary point of contact for residents, managing inquiries, complaints, escalations, and conflict resolution professionally and effectively.
• Build strong relationships with residents, staff, contractors, and service providers while fostering a positive community atmosphere.
• Conduct regular property inspections and identify opportunities to improve operations, resident experience, and building performance.
• Lead and support on‑site staff, contractors, and vendors, ensuring accountability and service excellence.
• Manage contractor relationships, service agreements, RFPs, suite turnovers, and capital or maintenance‑related projects.
• Assist with budget preparation, expense management, and the preparation of weekly and monthly operational reports.
• Ensure compliance with the Residential Tenancies Act (RTA), health and safety regulations, and company policies.
• Represent the landlord at Landlord and Tenant Board (LTB) hearings when required.
• Respond to emergencies and urgent property matters, including after hours situations as needed.
• Work closely with senior leadership, providing regular updates on property operations, challenges, and opportunities.

Qualifications

• 7+ years of residential property management experience, ideally within purpose-built rental communities.
• Experience managing large, amenity-rich residential properties.
• Strong knowledge of the Residential Tenancies Act (RTA) and Landlord and Tenant Board (LTB) processes.
• Experience managing budgets, contractors, vendors, and financial reporting.
• Proficiency with Yardi property management software.
• Property Management designation (or working towards one) is a strong preference.
