The company is currently expanding into the Ottawa market, we currently have residential properties and commercial properties. We are looking for a Property Manager to join our dynamic team!

Role Description

This is a full-time, on-site role for a Property Manager for different sites located in Ottawa, Ontario. The Property Manager will be responsible for overseeing daily operations, maintaining the property, coordinating maintenance and repairs, managing tenant relations, ensuring compliance with company regulations, and handling financial aspects such as budgeting and rent collection. The role also involves supervising staff, ensuring safety and security, and addressing tenant concerns in a timely manner. The property manager is also responsible for marketing and leasing of properties, which includes taking appointments with clients to tour properties and sign leases. Additionally, our property manager needs to organize events for tenants and external clients, such as Open Houses to help promote and lease the various properties.

Here are the tasks and responsibilities:

  • Screening and Leasing: Advertising vacancies, conducting tenant screenings, and negotiating and administering leases.
  • Tenant Relations: Addressing tenant concerns, resolving issues, and fostering positive tenant relationships.
  • Marketing and Leasing: Doing tours and meeting with potential tenants to sign leases, organizing marketing events to promote the property and creating community relationships to help further promote the property.
  • Rent Collection: Collecting rent, managing payments, and following up on delinquencies.
  • Evictions: Coordinating evictions and legal proceedings when necessary.

Property Maintenance:

  • Maintenance and Repairs: Overseeing property maintenance, scheduling repairs, and managing maintenance staff or contractors.
  • Property Inspections: Conducting regular property inspections to identify potential problems and ensure compliance with regulations.
  • Landscaping and Snow Removal: Overseeing landscaping, snow removal, and other property upkeep tasks.
  • Budgets: Following property budget as set by head office.
  • Payroll: Filling forms with employee hours and sending all needed information to head office.
  • Rent Setting: Researching market rates and setting competitive rent prices.

Other Key Responsibilities:

  • Legal Compliance: Ensuring compliance with relevant laws and regulations, including landlord-tenant laws and zoning regulations.
  • Staff Supervision: Supervising on-site staff, such as maintenance personnel or leasing agents.
  • Communication: Serving as a liaison between property owners and tenants, and communicating effectively with all stakeholders.

Qualifications

  • Knowledge of property regulations and compliance
  • Financial management skills, including budgeting and rent collection
  • Strong organizational and supervisory skills
  • Excellent communication and problem-solving abilities
  • Proficiency in property management software and tools
  • Ability to work on-site in Ottawa, ON
  • Previous experience in residential or commercial property management is a plus
