WHAT WILL YOU DO?
  1. Develop capital improvement plans and manage annual budgets that support long-term asset performance and operational priorities.
  2. Review acquisition and BPCA reports to assess property condition, identify risks, and inform project planning.
  3. Create scopes of work and lead the vendor RFP process, ensuring clarity, competitiveness, and alignment with brand expectations.
  4. Oversee all phases of capital and maintenance projects, from planning and contractor mobilization to execution and closeout.
  5. Conduct regular site visits to monitor progress, verify construction quality, and ensure safety and compliance.
  6. Track and report on project status using management tools to support informed decision-making and timely execution.
  7. Maintain alignment with building codes, safety regulations, and internal quality standards across all sites.
  8. Conduct post-project reviews to evaluate performance and improve future project delivery.
WHAT WILL YOU NEED?
  1. Associate degree in construction management, engineering, or a related field, or equivalent in-field experience managing capital projects and maintenance.
  2. Minimum 5 years of experience in construction oversight, project execution, or facilities management within self-storage, multi-family, or commercial real estate.
  3. Proven ability to assess site work, evaluate contractor performance, and manage project timelines and deliverables.
  4. Skilled in creating scopes of work, interpreting technical drawings, and coordinating multiple projects simultaneously.
  5. Strong cost estimating and bid analysis capabilities, with attention to detail and value engineering.
  6. Proficiency with Excel, Outlook, and project management platforms such as Smartsheet or Yardi.
  7. Clear and professional communication skills, with the ability to collaborate effectively across teams and functions.
  8. Must be willing and able to travel regularly to sites across Canada.
