Job summary

Express Employment Professionals is seeking an Edmonton-based property manager to oversee the day-to-day operations, leasing coordination, tenant relations, and financial performance of a growing commercial portfolio.

As the primary tenant contact, you will handle lease administration, renewals, escalations, and CAM reconciliations, while coordinating moves, renovations, and budgets. Strong communication, organizational, and vendor negotiation skills are essential.

Qualifications

  • Minimum 5 years of commercial property management experience.
  • Strong understanding of NNN and gross leases.
  • Experience with property management software (Re-Lease/Buildium/Yardi/MRI/QuickBooks).
  • Strong financial management and reporting skills.
  • Excellent communication, tenant relations and vendor negotiation abilities.

Job description

An Edmonton client is seeking an experienced Property Manager to oversee the day-to-day operations, leasing coordination, tenant relations, and financial performance of a growing commercial property portfolio.

Property Manager Highlights:
  • Serve as the primary point of contact for tenants, addressing concerns and service requests promptly.
  • Manage lease administration, including renewals, rent escalations, and lease compliance.
  • Coordinate tenant move-ins, move-outs, and space turnovers.
  • Support the leasing team with leasing activities and vacancy reduction.
  • Oversee daily building operations, maintenance, warranties, and repairs.
  • Manage relationships with contractors, vendors, and service providers, including HVAC, cleaning, landscaping, security, waste removal, and snow and ice removal.
  • Conduct regular property inspections to ensure safety, cleanliness, and compliance.
  • Coordinate capital improvement projects and renovations.
  • Prepare and manage annual operating budgets for assigned properties.
  • Maintain full financial accountability for assigned properties, including tracking budget-to-actual variances.
  • Process and approve vendor invoices.
  • Assist with CAM reconciliations and tenant billbacks.
  • Support rent collection and follow up on outstanding accounts.
  • Review tenant submissions for tenant improvement allowance reimbursements.
  • Maintain accurate property records, lease files, and vendor contracts.
  • Prepare monthly reports covering occupancy, financial performance, and property operations.
  • Ensure compliance with provincial and municipal bylaws, fire codes, and safety regulations.
  • Manage property insurance requirements and claims as needed.
  • Respond to municipal requests for property information, assessments, and property tax justification.
Requirements:
  • Minimum 5 years of commercial property management experience for an intermediate-level candidate.
  • Strong understanding of commercial lease structures, including NNN and gross leases.
  • Experience with property management or accounting software such as Re-Lease, Buildium, Yardi, MRI, or QuickBooks.
  • Strong financial management and reporting skills.
  • Excellent communication, tenant relations, and vendor negotiation skills.
  • Highly organized with strong attention to detail.
  • Ability to manage multiple properties, priorities, and deadlines.
  • Valid driver's licence and ability to travel between properties as required.
Hours & Compensation:
  • Salary: $75,000–$80,000 per year
  • Schedule: To be confirmed
