Job summary

Bannister Automotive Group is seeking a Regional Property Manager to lead a multi-property portfolio across the Prairies. You will direct maintenance, leasing, tenant relations, and financial performance while coordinating with senior leadership and acquisitions on due diligence and renovations.

This role emphasizes strong leadership, operational excellence, and data-driven reporting to drive occupancy, profitability, and customer satisfaction across residential and commercial properties.

Qualifications

  • 2–4 years of building or property management experience.
  • Experience managing residential and commercial properties.
  • Regional or multi-property operational experience is preferred.
  • Experience with budgeting, financial performance, leasing, tenant relations, vendor management, and property reporting.

Responsibilities

  • Oversee daily operations across the Prairies portfolio, including maintenance, renovations, leasing, tenant services, and overall property standards.
  • Lead, coach, train, and support six Site Managers and their teams, establishing clear expectations and consistent operational practices.
  • Prepare annual budgets and strategic plans while monitoring revenue, expenses, vacancy, accounts receivable, and controllable costs.
  • Develop and implement strategies to improve net operating income, profitability, occupancy, leasing activity, tenant retention, and rental revenue.
  • Conduct regular property inspections to ensure buildings are safe, compliant, clean, well maintained, and visually appealing.
  • Address tenant concerns promptly and professionally while maintaining strong communication with residents, commercial tenants, property owners, and internal stakeholders.
  • Negotiate leases and renewals and manage relationships with contractors, vendors, agencies, and other external partners.
  • Prepare accurate and timely reports outlining property performance, market conditions, operational risks, and recommended actions.
  • Identify opportunities to reduce costs and improve processes without compromising property standards or the customer experience.
  • Partner with the acquisitions team on due diligence, pro forma KPIs, renovation budgets, and operational readiness planning for prospective and newly acquired properties.
  • Facilitate collaboration across departments and support teams through operational changes and portfolio growth.

About the Role

The Regional Property Manager - Prairies will lead the day-to-day performance of a regional portfolio of residential and commercial properties. This position oversees maintenance, renovations, leasing, tenant relations, customer service, financial performance, regulatory compliance, reporting, and vendor coordination.

You will lead a team that includes six Site Managers and work closely with senior leadership and the acquisitions team on due diligence, pro forma key performance indicators, renovation budgets, and operational readiness for newly acquired properties.

Success in this role will be measured by strong occupancy and tenant satisfaction, well-maintained and compliant properties, accurate and actionable reporting, improved profitability, and the development of a high-performing regional team.

What You’ll Be Doing

What You Bring
  • Two to four years of building or property management experience.
  • Experience managing residential and commercial properties.
  • Regional or multi-property operational experience is preferred.
  • Experience with budgeting, financial performance, leasing, tenant relations, vendor management, and property reporting.
  • Demonstrated ability to lead, coach, develop, and hold property teams accountable.
  • Strong organizational skills and the ability to manage competing priorities across multiple locations.
  • Sound judgment and the ability to use financial and operational information to make independent decisions.
  • Excellent communication, relationship-building, and customer-service skills.
  • A practical understanding of building maintenance, renovations, leasing, budgeting, and vendor coordination.
  • Proficiency with Microsoft Office 365.
  • Experience with Yardi Property Management is considered an asset.
  • Post-secondary education in property management, business administration, or a related discipline is considered an asset.
  • Knowledge of Alberta's Residential Tenancies Act and WHMIS requirements is considered an asset.
