Job summary

Edon Management is seeking a dedicated Property Coordinator to support a diverse portfolio across Southern Alberta. You will blend property administration, lease coordination, and hands-on project support to keep properties compliant, well‑maintained, and operating efficiently.

You will engage with clients, tenants, contractors, and internal teams, coordinating site visits, budgets, and preventive maintenance while driving process improvements and automation initiatives.

Qualifications

  • Experience in residential, condominium, or facilities management.
  • Willingness to pursue professional designations with employer support.
  • Basic knowledge of land descriptions and tenancy acts.
  • Familiarity with building systems (electrical, plumbing, HVAC, life safety, landscaping).
  • Knowledge of small project management processes.

Responsibilities

  • Coordinate day-to-day property operations across a diverse portfolio.
  • Support lease administration, renewals, amendments, and tenant documentation.
  • Conduct site visits, property inspections, and condition assessments.
  • Identify risks and implement preventive measures.
  • Coordinate maintenance, repairs, and capital projects.
  • Obtain and evaluate pricing from contractors and service providers.
  • Schedule work with subcontractors and internal teams.
  • Monitor expenditures and assist with budgets (O&M and capex).
  • Assist with preventive maintenance programs and QA initiatives.
  • Respond to tenant inquiries and resolve concerns.
  • Maintain records, contracts, and compliance documentation.

What You'll Do

As a Property Coordinator, you will:

  • Coordinate day-to-day property operations across a diverse portfolio
  • Support lease administration, renewals, amendments, and tenant documentation
  • Conduct regular site visits, property inspections, and condition assessments
  • Identify potential risks and implement proactive risk‑mitigation measures
  • Coordinate maintenance, repair, and capital improvement projects
  • Obtain and evaluate pricing from contractors and service providers
  • Schedule and coordinate work with subcontractors and internal service teams
  • Monitor expenditures and assist in managing operating and capital budgets
  • Support the implementation and administration of preventive maintenance programs
  • Respond to tenant inquiries and help resolve property‑related concerns
  • Assist with quality assurance initiatives and performance metrics (KPIs)
  • Maintain accurate records, reports, contracts, and compliance documentation
  • Support the implementation of new processes, technologies, and operational improvements
What You Bring:
  • Previous residential, condominium, or facilities management experience
  • Designations including RECA License, RPA, FMA, or Land Surveyor considered an asset. Willingness to pursue these designations will be supported by Edon.
  • Basic knowledge of land descriptions and residential tenancies act.
  • Familiarity with small facilities building systems (electrical, plumbing, sprinkler, life safety, HVAC, landscaping, snow removal, caretaking, etc.)
  • Knowledge of small project management processes
  • Working knowledge of computer mapping systems (Google Earth, Land Titles, SPIN, legal land surveys, Alberta Township Survey systems (ATS), etc.)
  • Intermediate knowledge of Microsoft Applications, specifically Word, Excel, PowerPoint
  • Must have a vehicle for regular site checks
