Job Overview: The High-Rise Project Manager will be responsible for overseeing the successful planning, execution, and completion of high-rise development projects. Working closely with cross-functional teams, including architects, engineers, contractors, and consultants, the Project Manager will play a key role in ensuring projects are delivered on time, within budget, and in accordance with our quality standards. The ideal candidate will possess a deep understanding of the development process, strong leadership abilities, and a proven track record in delivering high-rise projects.

Responsibilities:

• Project Planning: Collaborate with the development team to establish project objectives, scope, timelines, and budget. Develop detailed project plans and schedules, ensuring alignment with company goals and regulatory requirements.
• Team Leadership: Provide strong leadership to cross-functional project teams, including architects, engineers, contractors, and consultants. Foster a collaborative and productive work environment, ensuring effective communication, coordination, and problem-solving throughout the project lifecycle.
• Project Execution: Oversee all aspects of project execution, including procurement, permitting, design development, construction, and handover. Ensure compliance with building codes, regulations, and industry standards.
• Budget and Cost Control: Manage project budgets, track costs, and implement effective cost control measures. Monitor expenditures, review and approve invoices, and identify potential risks or deviations from budget.
• Quality Assurance: Implement quality control measures to ensure high standards of workmanship and adherence to project specifications. Conduct regular site inspections and resolve any quality-related issues promptly.
• Risk Management: Identify and mitigate project risks, including design challenges, scheduling conflicts, and budget overruns. Develop contingency plans and monitor project progress to minimize potential disruptions.
• Stakeholder Management: Effectively communicate with internal and external stakeholders, including investors, regulatory authorities, contractors, and community members. Address any concerns or inquiries in a timely and professional manner.
• Health and Safety: Ensure adherence to health and safety regulations and promote a culture of safety on project sites. Implement safety protocols and conduct regular site inspections to minimize risks and accidents.

Qualifications:

• Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field. A master's degree is preferred.
• Proven experience as a Project Manager, specifically in high-rise residential or commercial developments.
• Demonstrated success in overseeing projects with a total value of $100 million or more.
• Strong knowledge of the real estate development process, including design, approvals, construction, and delivery.
• Excellent leadership and team management skills, with the ability to motivate and inspire cross-functional teams.
• Sound understanding of project management methodologies, tools, and techniques.
• Solid financial acumen, including budgeting, cost control, and financial analysis.
• Exceptional communication and interpersonal skills, with the ability to effectively interact with stakeholders at all levels.
• Proficient in project management software and tools.
• PMP certification or similar credentials are an asset.
