Job summary

Reporting to the Director of Operations – River, the Maintenance Manager is responsible for leading the maintenance department and ensuring the upkeep and cleanliness of manufacturing and supporting equipment and facilities in compliance with Maintenance Standards, Legislative Acts, and Regulations. This role involves not only the growth and development of the maintenance team but also the creation and management of a strategic resource plan to support the company's continued growth. The Maintenance Manager will collaborate with external contractors as needed to maintain equipment and facilities effectively. This position ensures adequate staffing and coverage to support 24/7/365 operations and oversees safety initiatives within the department, contributing to plant-wide safety, compliance, and training efforts.

Responsibilities:

  • • Manage, motivate, and train assigned staff, ensuring effective teamwork, high standards of work quality, organizational performance, continuous learning, and innovation.
    • Oversee daily operations of assigned staff, including scheduling, assigning, and reviewing work. Authorize and coordinate vacation and overtime requests. Monitor and evaluate staff performance, approve salary increments, and recommend disciplinary actions when necessary.
    • Supervise activities of contracted services, including trades, cleaning, and pest control.
    • Develop and supervise construction/maintenance projects. Prepare specifications and recommend awards in the tendering of small projects and maintenance contracts.
    • Ensure efficient operation and maintenance of entire facilities. Plan and complete maintenance work timely to minimize downtime and provide uninterrupted service, avoiding reactive maintenance and repairs whenever possible.
    • Implement detailed plans and recommend policies/procedures for program-specific requirements.
    • Provide input into operating and capital budgets, ensuring expenditures are controlled and maintained within approved limits.
    • Ensure safe operation, installation, repair, and maintenance of all heating, cooling, plumbing, electrical systems, life safety systems, robotic, and architectural/structural systems.
    • Develop, implement, and monitor the Preventative Maintenance Program for all building systems and robotic equipment, including in-house and contracted services. Audit and track the lifecycle of building equipment for replacement.
    • Ensure unit activities comply with applicable codes, divisional standards, and City Bylaws, meeting all legislative requirements.
    • Schedule and assign staff for the utilization and maintenance of all computerized Building Automation and work order systems.
    • Collaborate with other sections to ensure timely and appropriate room setups, deliveries, waste management, recycling activities, and grounds maintenance.
    • Participates in the identification of major capital projects. Assists Project Managers in project delivery and coordination within the Unit.
    • Ensures compliance with safety matters under Occupational Health and Safety legislation.
    • Understands and follows Divisional and Corporate procurement policies and procedures.
    • Ensure 24/7 coverage for onsite response to emergencies.
    • Other duties as assigned

Education and/or Work Experience Requirements:

Education & Certification:
• Bachelor's or associate degree in a related technical field (engineering, technology, manufacturing) preferred.
• Possession of a relevant trade license or post-secondary education related to the role (e.g., millwright, electrician, building operator) or an equivalent combination of education and experience.


Experience:
• Minimum of five (5) years of experience in managing and maintaining commercial properties, industrial buildings, office buildings, or similar environments.
• Extensive knowledge of mechanical/electrical systems, HVAC, Cogen and BAS systems.
• Excellent problem-solving.
• Ability to identify and lead cost saving initiatives.

Skills & Knowledge:
• Proficiency in contract management, vendor management, and project management.
• Familiarity with industry best practices and standards in Facilities Management, including the ability to conduct analysis, establish programs, and develop and implement preventative maintenance plans.
• Strong interpersonal and leadership skills, with a focus on maintaining high operational standards and delivering consistent customer service.
• Experience in leading, coaching, training, and mentoring staff, as well as developing and engaging employees and direct reports.
• Proven ability to plan, schedule, and coordinate work activities, and hold staff and contracted professionals accountable.
• Effective communication skills, both oral and written, with the ability to prepare briefing notes, reports, and other documents.
• Demonstrated expertise in developing and managing operating and project-based budgets.
• Strong decision-making skills with a track record of innovation, problem-solving, and conflict resolution, promoting organizational performance and continuous improvement.
• Ability to promote and foster teamwork.

Technical Proficiency:
• Knowledge of CMMS systems and Microsoft Office applications.


Availability:
• Ability to work evenings and weekends as required to support operational needs.
