Job description

The Construction Manager is responsible for efficiently planning, organizing, and directing the building process of all new homes in a project or subdivisions in Edmonton and surrounding areas. The Construction Manager strives to achieve company objectives while maintaining a balance between cost, time, quality, and safety.

Essential Functions

Managing trades, construction, and schedule of work following building code, safety requirements, and time deadlines:

• Manage Site Superintendent across several communities in different geographical areas.
• Walk all homes in that area with Site Superintendent once a week.
• Rate accomplished production.
• Check quality, material usage, and budget.
• Train Site Superintendent on all aspects.
• Responsible for assuring quality of all homes built throughout the various stages of construction.
• Train Site Superintendents to deliver homes professionally by educating customers on operation of all mechanical systems and warranty procedures.
• Carry homes as needed as a Site Superintendent.
• Assist in development of construction systems and processes including construction manual.
• Improve average cycle time to corporate target.
• Improve customer satisfaction rating to corporate target.
• Ongoing recruitment of site superintendents and trades.
• Coordinate and schedule trade and supply logistics on site.
• Monitor and assess quality of homes built on a daily basis.

Managing Safety Requirements

• Participate in safety training and maintain a strong focus on safety.
• Follow through on corporate safety and construction processes used on all sites.
• Oversee delivery and inspection of all work by trades.

Manage Cost and Budget

• Achieve 100% closure of items to corporate target.
• Consistently reduce VPOs with a target of 0.5% of direct cost per home.
• Perform other related duties as assigned.
