Job summary

Forthright Properties is seeking a Maintenance Technician to perform planned and on‑demand maintenance across our Winnipeg-based residential properties. You will troubleshoot plumbing, heating, windows, doors, lighting, and appliances, with carpentry, painting, drywall, and minor plumbing tasks as needed.

A safety‑conscious, customer‑facing professional who can work independently is ideal. The role may require on‑call rotations and occasional evening or weekend hours to respond to emergencies.

Responsibilities

• Conduct inspections to identify maintenance needs and preventative repairs.
• Maintain safe, clean, and well‑managed common areas and exteriors.
• Assist with groundskeeping and exterior maintenance as needed.
• Monitor safety systems and respond to emergencies as required.
• Track materials and inventory, and document work orders.

We are currently seeking a Maintenance Technician to join our team. The Maintenance Technician is responsible for performing planned and unplanned maintenance, repairs, and general building upkeep across our residential properties (apartments and town homes). The successful candidate will be a hands-on problem solver who takes pride in delivering quality workmanship and exceptional customer service.

Schedule

This position may work one of the following schedules:

• Wednesday to Sunday, 10:00 am to 6:30 pm (Monday and Tuesday off)
• Monday to Friday, 8:00 am to 4:30 pm

Evening, weekend, and on-call work may be required to respond to emergency maintenance situations.

What You'll Do

• Perform routine, preventative, and scheduled maintenance across multiple residential properties.
• Troubleshoot and complete repairs related to plumbing, heating, windows, blinds, doors, light switches, electrical outlets, appliances, equipment, and fixtures.
• Complete painting, drywall repairs, mudding, taping, carpentry work, flooring repairs, and minor plumbing repairs with a focus on quality and long-term durability.
• Conduct regular inspections to identify maintenance concerns and opportunities for preventative repairs.
• Ensure common areas and building exteriors are clean, safe, and well-maintained.
• Support exterior maintenance and basic groundskeeping as required.
• Monitor and maintain building safety systems, including fire extinguishers, alarms, hydrants, and emergency exits.
• Track materials and inventory through the company inventory management system.
• Recommend repairs requiring specialized trades or technical expertise.
• Maintain a safe, organized, and professional work environment while adhering to company policies and safety standards.
• Support company objectives through preventative, predictive, and prescriptive maintenance practices.
• Perform other duties as assigned.

What We're Looking For

• Valid and unrestricted Manitoba Class 5 Driver's Licence and access to a reliable vehicle.
• Clear Criminal Record Check.
• Minimum six (6) months of experience in a Maintenance Technician, Handy Person, or related maintenance role, preferably within residential or property management environments.
• Strong troubleshooting and problem-solving abilities.
• Working knowledge of building systems, maintenance practices, and repair techniques.
• Proficiency using computers, smartphones, and tablets for email, electronic work orders, and timesheets.
• Knowledge of hand tools, power tools, and repair equipment.
• Excellent customer service, interpersonal, and communication skills.
• Ability to work independently while managing multiple priorities.
• Basic understanding of Manitoba workplace safety regulations and best practices.
• Ability to lift and maneuver up to 50 lbs. without assistance.
• Comfortable working indoors and outdoors in varying weather conditions.
• Ability to work at heights and in confined spaces when required.
• Availability to participate in an on-call rotation and respond to emergency maintenance situations.
