Qualifications

• High school diploma or equivalent.
• Clear criminal background check.
• Manitoba Class B Gas Fitter license is required (Class A an asset).
• Residential Air Conditioning Mechanic ticket or equivalent refrigeration experience is highly desirable.
• Minimum of 3–5 years of field HVAC experience.
• Driver’s License: Manitoba Class 5 with clean abstract.

Responsibilities

• Troubleshoot, repair, and maintain residential HVAC systems (furnaces, A/C, ductless, hot water tanks).
• Perform routine checks and minor maintenance on multi-family building systems.

We are seeking a skilled and reliable In-House HVAC & Maintenance Technician to oversee the heating, cooling, and mechanical systems across our portfolio of 23 residential properties (a mix of apartment buildings and townhomes) in Winnipeg.

The ideal candidate will possess a valid Gas Fitter license and have strong troubleshooting skills. You will be responsible for preventative maintenance, routine repairs, and emergency diagnostics, significantly reducing our reliance on third-party contractors. This role offers the stability of a single employer, and a consistent local schedule.

This shift will work Monday to Friday, 8:00am to 4:30pm. Our head office location is 7 Green Acres Lane, Navin, MB.

RESPONSIBILITIES:

• HVAC Diagnostics & Repair: Troubleshoot, repair, and maintain residential forced-air furnaces, central air conditioning units, ductless splits, and domestic hot water tanks.
• Multi-Family Systems: Conduct routine checks and minor maintenance on centralized building systems (e.g., boilers, pumps, and makeup air units) where applicable.
• Preventative Maintenance: Execute seasonal changeovers, filter replacements, coil cleanings, and safety inspections across all 23 properties to minimize system failures.
• General Maintenance: Perform secondary, light property maintenance tasks (basic plumbing, electrical fixtures, or minor hardware repairs) during low-demand HVAC periods.
• On-Call Rotation: Participate in a scheduled after-hours emergency rotation for urgent heating or cooling failures (overtime premiums apply).
• Vendor Coordination: Identify complex issues requiring specialized external contractors and oversee their work on-site.
• Record Keeping: Maintain accurate logs of maintenance performed, equipment inventory, and parts used via our property management software.

QUALIFICATIONS:

• High school diploma or equivalent required.
• Clear criminal background check is required.
• Experience using computers, smartphones, and tablets; used for email, electronic work order applications, time sheets
• Driver’s License: Valid Manitoba Class 5 Driver’s License with a clean driving abstract (required for company vehicle insurance).
• Licensing: Valid Manitoba Class B Gas Fitter license is required (Class A is an asset).
• Certification: Residential Air Conditioning Mechanic ticket or equivalent refrigeration experience is highly desirable.
• Experience: Minimum of 3–5 years of field experience in HVAC service, preferably with exposure to residential property management or multi-family buildings.
• Physical Fitness: Ability to lift up to 50 lbs, climb ladders, and work in confined spaces or varied weather conditions.
