Position Overview: The Maintenance Technician is responsible for completing maintenance service requests and repairs to the buildings and grounds, providing excellent customer service to residents, and participating in on-call rotations.

Responsibilities:

1. Complete all assigned service requests and make-ready units.
2. Maintain and inventory all supplies and equipment.
3. Ensure cleanliness of work area, tools, and equipment.
4. Assist in preventive maintenance projects.
5. Escalate unresolved issues to the Service Director.
6. Participate in on-call rotations and respond to emergency calls.
7. Communicate positively with residents, vendors, and co-workers.
8. Follow safety policies and company guidelines, including Fair Housing laws.
9. Perform other duties as assigned.

Qualifications and Skills:

1. At least 3 years of maintenance experience, preferably in apartments.
2. HVAC certified (Type 1 & 2 or Universal).
3. Proficient in plumbing, HVAC, electrical, and appliance repair.
4. Proficient in computer use and online applications.
5. Knowledge of property systems like Yardi, Entrata, and HappyCo is a plus.
6. Valid driver’s license and insurance may be required depending on the property.

Physical and Environmental Demands:

This role involves constant walking, standing, sitting, climbing stairs, and occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching. Lifting up to 50 lbs frequently and more occasionally. The environment includes indoor and outdoor conditions, exposure to weather, mechanical parts, chemicals, and noise.
