Job summary

STRIVE Recruitment Inc. is assisting an established investment management organization in Toronto to hire an Intermediate Accountant for real estate investment accounting and financial reporting across property and fund levels.

In this role you will work with investment, asset management and finance teams to ensure accurate reporting, strong controls, and timely information, while developing technical skills on an established platform.

Qualifications

• 3-4+ years of accounting experience, ideally within real estate, fund administration or investment management.
• Working toward or holding a CPA designation is preferred.
• Bachelor's degree in Business, Finance, Commerce or related discipline is an asset.
• Experience preparing financial reports, account reconciliations, variance analysis and supporting schedules.
• Understanding of financial reporting at property and investment fund levels is an asset.
• Strong analytical and problem-solving skills with attention to detail.
• Advanced Excel skills, including developing reporting templates.
• Experience with Yardi or similar property accounting and investment management systems is an asset.

Responsibilities

• Prepare monthly property-level financial reports with variance analysis and balance sheet reviews.
• Complete general ledger and intercompany reconciliations with supporting schedules and analysis.
• Prepare quarterly fund-level financial reporting, including valuations, income reporting and capital variance analysis.
• Maintain mortgage continuity schedules and leasing reports, including expiries and vacancy statistics.
• Process invoices, bank deposits, transfers and journal entries.
• Prepare monthly HST/QST returns and coordinate related payments.
• Process monthly and quarterly distributions to investors.
• Calculate asset management fee adjustments and assist with related financial analysis.
• Calculate, analyze and communicate key investment performance metrics (IRR, TWRR, NAV).
• Upload quarterly investment information to external reporting platforms and reconcile calculations.
• Maintain corporate ledgers, balance sheet reconciliations and monthly accruals.
• Support budgeting activities and review property budgets for accuracy.
• Assist with year-end audits and provide supporting documentation.
• Help develop and automate Excel templates to improve reporting efficiency.
• Contribute to ad hoc reporting, analysis and process improvements.

THE ROLE

The Intermediate Accountant will be responsible for accounting and financial reporting across a portfolio of real estate investments and properties. Working closely with investment, asset management and finance professionals, you will help ensure accurate reporting, timely financial information and strong financial controls.

This role offers exposure to fund-level and property-level reporting, investment performance metrics, budgeting, audit support and process improvement. It's an opportunity to build specialized experience in real estate investment accounting while developing your technical skills within an established investment platform.

RESPONSIBILITIES

• Prepare monthly property-level financial reports, including income and expense variance analysis, accounts receivable summaries and balance sheet reviews
• Complete general ledger and intercompany reconciliations, including supporting schedules and analysis
• Prepare quarterly fund-level financial reporting, including balance sheet analysis, property valuations, income reporting and capital variance analysis
• Maintain mortgage continuity schedules and leasing reports, including lease expiries, rollovers and vacancy statistics
• Process invoices, bank deposits, transfers and journal entries
• Prepare monthly HST/QST returns and coordinate related payments
• Process monthly and quarterly distributions to investors
• Calculate asset management fee adjustments and assist with related financial analysis
• Calculate, analyse and communicate key investment performance metrics, including IRR, TWRR and NAV
• Upload quarterly investment information to external reporting platforms and reconcile performance calculations
• Maintain corporate ledgers, balance sheet reconciliations and monthly accruals

SKILLS & EXPERIENCE

• 3-4+ years of relevant accounting experience, ideally within real estate, fund administration, investment management, financial services or a similar environment
• Working toward or holding a recognized accounting designation, such as a CPA, is preferred
• Bachelor's degree in Business, Finance, Commerce or a related discipline is an asset
• Experience preparing financial reports, account reconciliations, variance analysis and supporting schedules
• Understanding of financial reporting at both the property and investment fund levels is an asset
• Strong analytical and problem-solving skills, with excellent attention to detail
• Advanced Excel skills, including the ability to develop and improve reporting templates
• Experience with Yardi or similar property accounting and investment management systems is an asset
