Job summary

Horizon Recruitment is seeking an Intermediate Accountant to join a Fund accounting team supporting real estate investment entities in Vancouver. You will maintain payables, tax remittances, financial reporting, and leasing data, while collaborating with Property, Corporate, Asset, and Investment teams.

Prerequisites include a Bachelor's in Accounting, CPA designation in progress, 2+ years of accounting experience, and strong Excel/Word. Yardi familiarity is an asset.

Responsibilities

• Prepare monthly and quarterly financial reporting and investigate property-level variances.
• Prepare reports on property income, net unrealized appreciation, lease expiries, and portfolio activity.
• Maintain annual working papers and internal schedules.
• Support budgeting by updating information in the accounting system.
• Assist with interim and year-end audit requests and documentation.
• Review invoices for accuracy and proper coding before processing.
• Process invoices, mortgages, and other client payments through Yardi.
• Maintain electronic records for accounts payable, tax remittances, and audits.
• Prepare and file GST/HST/QST returns and related remittances.
• Support CRA and Revenue Quebec audits with documentation.

Horizon Recruitment is recruiting for an Intermediate Accountant to join a Fund accounting team supporting a portfolio of real estate investment entities and clients. This role is responsible for keeping payables, tax remittances, financial reporting, and leasing information accurate and on schedule. The successful candidate will also help improve accounting processes, support audits, and work closely with Property Accounting, Corporate Accounting, Asset Management, and Investment Management teams.

Responsibilities

• Prepare monthly and quarterly financial reporting and investigate property-level variances and issues with senior accounting leaders.
• Prepare recurring quarterly reports covering property income, net unrealized appreciation, lease expiries, leasing activity, and portfolio diversification.
• Maintain annual working papers and internal accounting schedules.
• Support the budgeting process by updating and maintaining budget information in the accounting system.
• Assist with interim and year-end audit requests and documentation.
• Review invoices for accuracy, appropriate coding, and authorization before processing.
• Process invoices, mortgages, and other client finance payments through Yardi.
• Maintain organized electronic records for accounts payable, tax remittances, and audit support.
• Prepare and file monthly and quarterly GST/HST/QST returns and related online remittances and refunds.
• Process GST/HST/QST deposits and support documentation for CRA and Revenue Quebec audits.
• Review tax assessments and refunds, identifying and analyzing government adjustments.
• Prepare monthly commercial real estate leasing activity reports.
• Work with internal accounting, property, asset management, and investment teams to resolve issues and keep processes moving.
• Identify opportunities to improve processes, develop working paper templates, and use automation tools to reduce manual work and improve data quality.
• Take on special projects and other accounting responsibilities as required.

Requirements

• Bachelor's degree in Accounting, Finance, or a related field.
• CPA designation completed or currently in progress.
• 2+ years of accounting experience.
• Commercial real estate experience is an asset.
• Strong Excel and Word skills.
• Working knowledge of Yardi is an asset but not required.
• Familiarity with AI and technology automation tools is an asset.
• Strong written and verbal communication skills with a client-service mindset.
• Highly organized and detail-oriented, with the ability to manage competing deadlines.
• Strong problem-solving and decision-making skills.
• Comfortable working with confidential information and a range of stakeholders.
• Adaptable, self-motivated, and willing to learn.

Remuneration

• $75,000 - $87,000
