CAPREIT Apartments in Toronto is seeking a Sales & Leasing Associate for the Greater Toronto Area portfolio. The role focuses on stabilizing vacancies, converting leads to signed leases, and delivering outstanding customer experiences across CAPREIT’s rental communities.

The ideal candidate has 3+ years in residential leasing or property management, strong negotiation and communication skills, and is flexible for evenings and weekends. Travel across sites is required.

Qualifications

• 3+ years of experience in residential leasing, real estate sales, or property management
• High school diploma or equivalent
• Strong communication and negotiation skills
• Experience converting leads to leases in competitive markets
• Proficiency in MS Office; SAP/Yardi are assets
• Detail-oriented with ability to manage multiple priorities

Responsibilities

• Collaborate with site teams to stabilize vacancy and improve conversion rates.
• Analyze barriers to leasing and implement solutions to boost occupancy.
• Conduct property visits to observe activity and reinforce training.
• Lead tours and manage follow-ups to secure leases.
• Identify and elevate operational challenges affecting leasing.
• Audit property conditions and curb appeal for leasing performance.
• Perform market surveys and mystery shops to benchmark offers.
• Share market insights with Pricing, Sales and Marketing teams.
• Travel to support leasing across the Greater Toronto Area.
• Take on additional responsibilities as priorities shift.
