Role Overview
This role requires a self starter capable of initiating, developing and actioning all strategic plans and procedures relating to life safety throughout the campus. Liaising with appropriate authorities, strata managers, retail and office managers. Training and ensuring all relevant staff are aware of their roles and responsibilities regarding life safety. An integral part of the management team overseeing the day to day and strategic direction and operation of Oakridge Park. The Manager of Security and Life Safety will require strong attention to detail and the ability to organize, prioritize and manage time in a fast-paced environment. This is an onsite role.
Responsibilities
The Manager will ensure effective security programs and a protection strategy adhering to best practices and QuadReal Property Group corporate policy. Responsible for the oversight of the security team, coordination of departmental management meetings, improving and upgrading security equipment and systems, maintaining orders, policies, and guidelines. Inspect and audit property security programs and oversight of vendor relationships. To be a leader in developing and promoting the QuadReal culture, including active engagement in industry, corporate, and community initiatives as well as supporting the teams as required.
Life Safety Program
Conduct frequent testing of emergency incident management response protocols with all campus stakeholders.
Ensure all contract security staff is familiar with the operation and monitoring of the Fire Alarm system.
Provide regular training and review of policies and procedures.
Liaise with Building Operations to ensure all daily/weekly/monthly tests re OH&S are conducted at site level.
Assist with planning and executing the annual Fire Evacuation Drills.
Manage regular inspections (Fire Code Compliance) of all systems and equipment.
Oversee the Fire and Life Safety equipment maintenance contracts and ensure periodic servicing is being completed when due.
Chair Joint Health and Safety Committee and participate/lead other committees as required by OH&S.
Fire Warden Program
Oversee the delivery of the Fire Warden training to staff, contractors and tenants.
Maintain Fire Warden manuals and videos to meet all standards.
Maintain Fire Warden supplies.
Physical Security Program
Establish, track and manage KPI for security contract.
Oversee maintenance of physical security systems, including CCTV and access card systems.
Ensure security software is kept up to date.
Assist with and troubleshoot access card problems.
Manage Key Control program for commercial campus.
Assist with CPTED audits of buildings in the campus.
Deliver training to Security staff as it pertains to physical security systems.
Assist with long-term Physical Security Plan.
Manage Parking programme and parking enforcement.

Conduct Post Emergency Event Reviews after emergency situations and major incidents to identify lessons and for the purpose of establishing a plan to correct issues and improve emergency preparedness.
Participate and assist with tabletop and simulation training exercises.
Emergency Response
Ensure the Emergency Response Program is relevant and meets company standards.
Provide direction and leadership during emergencies and other security incidents, consistent with the ERP and company policies.
Ensure all incidents are thoroughly documented.
Participate and assist with tabletop and simulation training exercises.
Ensure evidentiary continuity of reports, statements, photographs, and CCTV video for legal purposes on incidents that may result in litigation.
Serve as a primary point of contact with public safety agencies attending the property in response to emergency situations.
Responsible for strategic deployment of security personnel and oversight of major incidents that occur.
Conduct Post Emergency Event Reviews after emergency situations and major incidents to identify lessons and for the purpose of establishing a plan to correct issues and improve emergency preparedness.
Security Incident Reporting, Investigation and Audits
Ensure all active security personnel are set up and trained.
Review and close out all incident reports in a timely manner; maintain quality of reports by ensuring all pertinent information has been entered.
Collaborate with the General Manager and Property Managers in response to investigations of sensitive internal or tenant-related security concerns.
Audit reports and programs on a regular basis to ensure company policies are being adhered to.
Functional Responsibilities
Lead development and maintenance of security protocols.
Issue work orders and review invoices for correct coding for security-related services.
Determine needs and resources for the creation of new security department.
Write comprehensive security reports and summaries; provide monthly/quarterly audits to the Management Team.
Maintain current on relevant legislation and regulations, including Criminal Code, Trespass Act, FOIP/PIPEDA, Security Licensing, Employment Standards, Human Rights Code and OH&S.
Participate in monthly national security committee meetings.
Liaise with key tenant contacts and develop professional relationships focused on mutual understanding.
Set and control budgets and capex programmes
Duty Manager responsibilities.
Other duties as assigned by the General Manager
Experience and Qualifications
5+ years of related Property Management experience.
Post-secondary courses in security management and/or security industry accreditations an asset.
Relationship Skills – Ability to communicate effectively and professionally, both oral and written with owners, tenants and team members; ability to develop and sustain cooperative working relationships; professional phone manner; mature and self-motivated team player with good conflict-resolution skills; committed to personal growth and integrity aligned with QuadReal’s objectives.
Organizational/Multi-Task Skills – Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities and adapt to new ideas and constant changes; results oriented, detail oriented and accurate.
Decision Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.
Computer Skills – Intermediate to advanced skills in MS Word, Excel, Microsoft office and e-mail.
A fundamental knowledge of state-of-the-art security technology such as alarm and access control, CCTV and communications technologies.
Experience in similar post will be an advantage.

The expected annualized base salary range for this role is $ 95,000 - $110,000.
The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
