Job description

Location:

The Senior Development Coordinator will assist in managing national projects through the various stages of development within our Commercial Development team. This includes providing administrative and project coordination support from the acquisition, planning/permitting approvals activity, construction, and close-out stages. Ultimately, the Senior Development Coordinator will be responsible for supporting the project leads with ensuring projects align with timelines, budgets, and regulatory requirements in the various markets.

Responsibilities:

  • Assist with the planning approval process, including coordinating and assembling key documents, Official Plan Amendments, Zoning By-Law Amendments, Site Plan Control, Plan of Condominium, Plan of Subdivision, Committee of Adjustment, and Permits necessary for development entitlements and project delivery.
  • Assist in preparing appropriate lists of potential consultants, managing RFP processes for design consultants, develop scopes of work and scope matrices.
  • Support leads with the preparation of project schedules and budgets and assist in the monitoring of project costs, milestones, and timelines.
  • Maintain project files, track approvals, and help manage regulatory compliance through the development process.
  • Organize, participate, and take minutes in meetings with consultants, municipal authorities, and other stakeholders, ensuring effective communication and follow-up on actions.
  • Coordinate and maintain the collection of documents, reports, and drawings required for planning approvals and permit applications.
  • Proactively review and track critical dates, conditions and obligations from any legal agreement related to the project, including leases related to the commercial components.
  • Identify and ensure appropriate arrangements are made for posting of all securities, letters of credit etc. and assume responsibility for monitoring and release of letters of credit.
  • Work closely with design consultants and project team members to ensure designs are optimized to reduce overall construction costs while complying with the project’s ESG targets, specifications, planning, and permit applications.
  • Collaborate with the internal development team to ensure project details are communicated across our internal departments.
  • Prepare reports and assist with the development of presentations and materials for internal and external stakeholders.
  • Proactively review consultant documents and provide initial recommendations to project leads for opportunities and to mitigate risk during the preparation, submission, and revision of site and building permit applications and upon receiving progress claims.
  • Stay current with political, regulatory, and market trends to keep the business informed of potential changes in the industry.

Qualifications:

  • Minimum of 2 years of experience in real estate development or related field, and experience within the Greater Toronto Area is considered a strong asset.
  • Prior relevant experience/working knowledge of Canadian planning frameworks and/or GTA city planning, by-law, and permit requirements.
  • Prior experience reviewing complex agreements/legislation and succinctly summarizing.
  • Post-secondary education/degree in Architecture, Civil/Mechanical Engineering, Real Estate, Planning, Business or related field.
  • Strong organizational, detail-oriented, and time management skills with the ability to manage and prioritize various project tasks within a fast-paced, dynamic environment.
  • Excellent communication and interpersonal skills to collaborate with internal and external stakeholders at various levels.
  • Advanced knowledge of Microsoft Office Suite (MS Excel, MS PowerPoint, etc.)and the ability to be adapt to new systems and leading-edge technology.
  • A critical thinker and independent problem solver, with the ability to take initiative.
  • Motivated and eager to learn and grow in the real estate development industry.
