Aplin, on behalf of our client, a well‑established real estate organization, seeks a Director, Leasing & New Developments to lead leasing strategy across a large multifamily portfolio and drive the lease‑up of new developments in Saskatchewan.

This role combines strategic leadership with hands‑on execution, aligning occupancy goals with revenue growth, resident retention, and long‑term portfolio performance.

Relocation support is available for qualified candidates moving to the region.

Qualifications

  • 10+ years of progressive leadership experience within multifamily residential leasing or property management.
  • Demonstrated success managing leasing performance across large or multi-site residential portfolios.
  • Experience leading lease-ups for new multifamily developments.
  • Strong understanding of pricing strategy, revenue optimization, and resident retention.
  • Proven ability to build, coach, and develop high-performing teams. Excellent analytical skills with KPIs and market data to guide decisions.
  • Strong communication, relationship-building, and leadership skills.
  • Experience working across multiple markets and collaborating with diverse operational teams is a strong asset.

Responsibilities

  • Developing and implementing portfolio-wide leasing and revenue optimization strategies.
  • Leading the lease-up strategy for new multifamily developments from pre-leasing through stabilization.
  • Driving occupancy, rental revenue, and resident retention through data-driven decision making.
  • Developing pricing, renewal, and retention strategies that maximize long-term portfolio performance.
  • Monitoring KPIs including occupancy, conversion rates, leasing velocity, renewal performance, and revenue growth.
  • Building, mentoring, and leading a high-performing leasing team while establishing accountability and performance standards.
  • Collaborating closely with property management, operations, marketing, and development teams to ensure a seamless resident experience and successful project execution.
  • Providing executive-level reporting, market analysis, and strategic recommendations that support continued portfolio growth.

The Role

Reporting to senior leadership, the Director, Leasing & New Developments will be responsible for developing and executing the organization's leasing strategy across an established multifamily portfolio while leading the successful lease‑up of new residential developments.

This role combines strategic leadership with operational execution, ensuring leasing initiatives align with occupancy goals, revenue growth, resident retention, and long‑term portfolio performance.

A relocation package is available for highly qualified candidates who are relocating to Saskatchewan for this opportunity.
