Job summary

Del Property Management is seeking a Building Systems & Quality Assurance Specialist to oversee mechanical, electrical, plumbing, HVAC, fire life safety and structural systems across a multi-site condo portfolio. You will lead inspections, QA reviews and CAPEX planning to improve reliability and resident satisfaction.

The role requires a 5–10 year background in building operations or facilities management, strong analytical skills, and experience with CMMS and reporting tools.

Qualifications

  • Bachelor's Degree in Engineering or related technical discipline.
  • P.Eng. designation or eligibility considered an asset.
  • Minimum 5–10 years of experience in building operations, systems engineering, facilities management, or quality assurance.
  • Strong knowledge of HVAC systems, electrical/mechanical infrastructure, BAS, fire/life safety, building codes and regulatory requirements

Responsibilities

  • Monitor and assess the performance of building systems across portfolios.
  • Conduct regular site inspections and building assessments for deficiencies and risks.
  • Develop QA standards, inspection protocols and corrective action plans.
  • Support capital repairs, replacements and modernization projects.

The Blueprint

The Building Systems & Quality Assurance Specialist is responsible for assessing the performance, condition, compliance, and ongoing effectiveness of building systems across the organization's client portfolio. This role ensures operational excellence through building assessments, quality assurance reviews, maintenance program evaluations, capital planning support, and compliance monitoring.

The position works closely with Operations, Property Management, Contractors, and Leadership teams to optimize building performance, mitigate risk, and enhance resident/client satisfaction.

A Glimpse into Your Daily Activities

Building Systems Oversight

  • Monitor and assess the performance of mechanical, electrical, plumbing, HVAC, Fire life safety, and structural building systems.
  • Conduct regular site inspections and building assessments to identify deficiencies, risks, and improvement opportunities.
  • Support troubleshooting and resolution of complex building systems issues.
  • Review preventive maintenance programs and recommend enhancements to ensure effectiveness and compliance.
  • Assist with energy management and sustainability initiatives though assessments and recommendations.

Quality Assurance & Compliance

  • Develop and maintain quality assurance standards, procedures, and inspection protocols.
  • Conduct operational and maintenance quality reviews across the portfolio.
  • Monitor and Ensure compliance with applicable building codes, safety regulations, environmental standards, and corporate policies.
  • Prepare detailed inspection reports, recommendations, and corrective action plans.
  • Track completion of deficiencies and follow-up actions.

Capital Projects & Technical Support

  • Provide assessments and recommendations on capital repairs, replacements, and modernization projects.
  • Review drawings, specifications, scopes of work, and contractor submissions.
  • Participate in project planning, tender evaluations, commissioning, and closeout reviews.
  • Support vendor performance and contract management and service provider accountability.

Risk Management & Continuous Improvement

  • Identify operational risks related to building infrastructure and recommend mitigation strategies.
  • Analyze trends, system failures, and maintenance data to improve reliability and operational efficiency.
  • Assist in developing standard operating procedures (SOPs) and recommend technical best practices.
  • Support emergency response planning and incident investigations when required.
  • Partner with Property Management and Operations teams to support portfolio objectives.
  • Provide guidance and knowledge-sharing to operational staff on building systems and recommend/identify best practices across client portfolio
  • Maintain strong working relationships with consultants, contractors, regulators, and stakeholders.
  • Prepare/review reports, findings, recommendations and executive summaries for leadership to support informed decision-making.
The Architect of Your Success
  • Bachelor's Degree in Engineering or related technical discipline.
  • Professional Engineer designation (P.Eng.) or eligibility considered an asset.
  • Facilities management experience and/or a CFM designation is an asset
  • Minimum 5–10 years of experience in building operations, systems engineering, facilities management, or quality assurance.
  • Strong knowledge of: HVAC systems, electrical and mechanical infrastructure, building automation systems (BAS), fire/life safety systems, building codes and regulatory requirements
  • Experience supporting multi-site residential, commercial, or condominium portfolios is an asset.
  • Strong analytical, problem-solving, and project management skills.
  • Excellent written and verbal communication skills.
  • Proficiency with CMMS systems, reporting tools, and Microsoft Office Suite.
