TheBuilding MaintenanceSupervisoris responsible for overseeing the repair, upkeep, and overall maintenance of buildings, ensuring that facilities remain in good working condition. This role involves supervising maintenance workers, coordinating repairs, conducting inspections, and ensuring compliance with safety and operational standards. The supervisor will also liaise with vendors and contractors for specialized repairs and renovations.
Key Responsibilities:
- Supervise and perform general building maintenance tasks, includingelectrical, plumbing, carpentry, painting, HVAC systems, and structural repairs.
- Conductroutine inspectionsto identify and address maintenance issues.
- Ensure that building infrastructure, such as elevators, heating systems, and security systems, remains operational.
- Respond toemergency repair requestsand troubleshoot mechanical or electrical failures.
- Implementpreventive maintenance programsto minimize breakdowns and prolong equipment lifespan.
- Manage a team ofmaintenance workers, technicians, and custodians, assigning tasks and ensuring efficient operations.
- Providetraining and mentorshipto team members on safety procedures and maintenance best practices.
- Monitor team performance and ensure adherence to maintenance schedules and quality standards.
- Ensure all maintenance activities comply withbuilding codes, occupational health and safety regulations, and fire safety standards.
- Conduct regularsafety auditsand maintain accurate records of inspections and repairs.
- Enforce workplace safety practices and ensure that staff use protective equipment when necessary.
- Maintain an inventory ofmaintenance tools, equipment, and spare parts.
- Order supplies and oversee their proper storage and use.
- Ensure maintenance tools and machinery are well-maintained and functioning properly.
- Schedule and overseeoutsourced maintenance work, such as major electrical, plumbing, or HVAC repairs.
- Obtainquotes, negotiate contracts, and ensure timely and quality completion of projects.
- Work closely with property management or building owners to planrenovations or facility upgrades.
- Maintaindetailed records of maintenance activities, work orders, repairs, and inspections.
- Preparereports on maintenance costs, team performance, and required improvements.
- Provide recommendations forenergy efficiency improvements and cost-saving measures.
Qualifications & Requirements:
Education & Certification:
- High school diploma or equivalent (required).
- Certification inbuilding maintenance, HVAC, plumbing, or electrical work(preferred).
Experience:
- 1 year of experienceinbuilding maintenance, facilities management, or related trade work.
- Strong knowledge ofbuilding maintenance practices, including plumbing, electrical work, carpentry, and HVAC systems.
- Ability totroubleshoot and repairfacility issues effectively.
- Leadership and team managementskills.
- Understanding ofworkplace safety regulations and building codes.
- Goodproblem-solving and organizationalskills.
- Basic computer proficiency forreporting and documentation.
Work Conditions:
- May work incommercial, residential, healthcare, industrial, or institutional buildings.
- Requiresphysical staminafor inspections and hands-on maintenance work.
- May involveevening, weekend, or on-call workfor emergency maintenance needs.
