Job description

Fosbury & Sons was founded with a simple belief: create a renaissance of work. We create places where people can do their best work, surrounded by interesting people. Human, inspiring and beautifully designed.

At Fosbury & Sons Boitsfort this comes to life in one of Brussels' most remarkable architectural settings: 7,000 m² at the foot of the Sonian Forest, home to a community of around 300 members.

The location is operated by +OPCO/. We run workspace and hospitality concepts on behalf of building owners, taking full responsibility for the business, the team and the daily operation. You will be employed by +OPCO/ and report to its management.

We are a small and dynamic team, driven by the ambition to keep rethinking the way people work. Human, elegant, collaborative and always with a certain joie de vivre.

We are now looking for a Location Manager to lead Fosbury & Sons Boitsfort and help shape its next chapter.

The role

As Location Manager, you take ownership of Fosbury & Sons Boitsfort as a business.

You are ultimately responsible for the performance of the location and you lead the team that makes it happen. Your role is not to run every part of the operation yourself, but to create direction, maintain focus and make sure the right people take responsibility.

Together with the team, you translate the ambitions for Boitsfort into a clear annual strategy and concrete priorities. You understand the business, stay close to the team and our members, follow performance and keep the organisation moving forward.

Above all, you bring focus, ownership and momentum.

Business & Numbers

Your P&L covers Workspace and Meetings & Events.

  • You understand the P&L and use the key drivers behind revenue, costs and profitability to make better decisions.
  • You work with budgets, forecasts and targets and translate them into concrete actions.
  • You monitor the key KPIs, pricing, margins and costs and intervene where needed.
  • You are responsible for correct invoicing and for outstanding payments, with the day-to-day follow-up handled by Front Desk & Admin.

Workspace & Commercial Development

  • You actively spot and pursue new commercial opportunities that can strengthen the location.
  • You manage incoming Workspace opportunities from first enquiry and visit through negotiation and contract signature.
  • You have a primary focus on member retention and maximizing the value of our current occupancy, while actively managing pricing and conversion.
  • You build strong relationships with prospects and members and turn the right opportunities into business.
  • You work with the central marketing team and the local team to generate and convert the right demand.
  • Together with the team, you develop a clear and realistic annual strategy for Boitsfort and take responsibility for its implementation.
  • You translate ambitions into a limited number of priorities, targets and actions.
  • You identify trends, risks and opportunities and adjust where needed.
  • You continuously look for ways to improve our offering, pricing, processes and organisation.
  • You develop relevant partnerships and initiatives that strengthen the business, the community or the Fosbury & Sons experience.

You understand that meaningful improvement rarely happens all at once. You know what to prioritise now, what can wait and how to create progress step by step.

People & Community

  • You create clear responsibilities, priorities and expectations.
  • You give people autonomy while maintaining accountability.
  • You coach, challenge and support the team, and you recruit, onboard and evaluate where needed.
  • You make sure the different roles work together as one team and stay focused on their objectives.
  • When something goes wrong, you organise the solution rather than automatically taking over yourself.

Community is fundamental to Fosbury & Sons. You know our members, build genuine relationships and stay close to what is happening within the community. Together with the team, you create an environment where people feel welcome, connected and at home.

Operations & Experience

  • You safeguard the quality, atmosphere and presentation of the location.
  • You make sure operational issues are assigned and followed through.
  • With the local team and the support of +OPCO/, you manage suppliers and the catering partner, and oversee the services that directly affect the member experience.
  • For technical and building-related matters, you work with the designated contacts of the building owner.
  • You look beyond quick fixes and push for structural improvements where needed.
Who are you?

You have built enough knowledge and skills to understand how a business works and you are ready to take real ownership of one.

You have at least five years of relevant experience in a commercial, management or business role, including experience leading or managing a team. Experience in hospitality, coworking or another service-driven environment is valuable, but not essential.

What matters most is your combination of business sense, entrepreneurial energy and leadership.

  • You think like an entrepreneur and turn good ideas into action.
  • You have at least five years of relevant experience in a commercial, management or business role, including experience leading or managing a team
  • You understand the fundamentals of a P&L and are commercially minded.
  • You create focus and can distinguish what matters now from what can wait. You lead through people, giving them autonomy while setting clear expectations.
  • You listen before changing things and build on the knowledge already present in a team.
  • You have the confidence to make decisions without needing to dominate the room.
  • You are proactive, curious and continuously look for ways to improve.
  • You have a natural sense of hospitality, quality, design and detail.
  • You are fluent in both French and Dutch and have a strong command of English.
  • You feel at home in the Fosbury & Sons philosophy and understand that this is not a traditional corporate environment.
What success looks like

Your first year is not about changing everything.

It is about understanding the business, deciding what matters most and creating sustained progress. Together with the team, you develop a clear annual strategy, align it with the building owner and make it happen.

After twelve months, we want to see a clear direction, a team that understands its responsibilities and targets, a firm grip on the numbers and measurable progress on the priorities we agreed upon.

What do we offer?

A full-time, permanent position starting early 2027, with a competitive package including a variable component linked to the results you deliver.

A role with real ownership and a high degree of autonomy, supported by +OPCO/ and a team with deep knowledge of Fosbury & Sons and Boitsfort.

You get to work every day from an architectural gem at the foot of the Sonian Forest, surrounded by a community of interesting people and businesses.

Most importantly, you get the opportunity to take an established location with a strong identity and help write its next chapter, while contributing to our ambition to shape the renaissance of work.

Fosbury & Sons Culture

At Fosbury & Sons, we set out to create a new kind of habitat, where employees, entrepreneurs and freelancers work and live together. In essence we offer a pleasant, human environment with the necessary services, interesting people around you and funky events that enrich your knowledge or relax your mind.
