Job summary

Gough Recruitment in Sydney is seeking an accomplished Senior Strata Manager to oversee an elite portfolio of luxury residential and mixed‑use developments in the Sutherland Shire and beyond.

You will manage six schemes totaling around 1,500 lots, with individual apartments valued up to multimillion‑dollar levels, while enjoying a generous remuneration package and a supportive in‑house team, including a Building Manager and Strata Assistant, plus two days work-from-home.

Qualifications

• Strong experience managing luxury residential, premium mixed‑use or high‑value strata buildings
• NSW Class 1 Strata Managing Agent License highly regarded
• Ability to lead and collaborate with owners corporations and stakeholders

Responsibilities

• Oversee an exclusive portfolio of prestige strata schemes
• Develop relationships with owners corporations, executive committees and stakeholders
• Provide expert advice on strata matters, legislation and compliance
• Chair AGMs, EGMs and committee meetings
• Oversee building maintenance, capital works, contractors and consultants
• Work closely with Building Manager to ensure seamless operations
• Manage budgets, levies and financial performance
• Conduct onsite inspections and provide proactive recommendations
• Handle complex stakeholder negotiations and deliver exceptional client service

We are exclusively seeking an accomplished Senior Strata Manager to take ownership of an elite portfolio comprising some of Sydney's most luxurious and architecturally impressive residential and mixed-use developments.

Think landmark residential towers, multimillion-dollar residences, sophisticated owners corporations and premium assets where individual apartments can exceed $50 million in value.

The Opportunity

This is not your average strata portfolio. You will be responsible for overseeing approximately 6 premium schemes, including luxury residential towers reaching 27 stories, prestigious apartment developments and sophisticated mixed‑use buildings.

With high‑value residences, complex facilities and significant management fees, this portfolio is ideally suited to an experienced Senior Strata Manager who enjoys working with premium assets and delivering exceptional service.

Your responsibilities will include:

• Managing an exclusive portfolio of prestige residential and mixed‑use strata schemes

• Strong experience managing luxury residential, premium mixed‑use or high‑value strata buildings


• Excellent understanding of NSW strata legislation, governance and compliance


• Confident managing sophisticated owners corporations and complex stakeholder relationships


• Exceptional communication, negotiation and problem‑solving skills


• Professional, proactive and highly organized approach


• Experience overseeing complex building operations and major capital works


• NSW Class 1 Strata Managing Agent License highly regarded


• Exceptional Class 2 candidates with proven prestige portfolio experience will also be considered
