Job summary

Linktal Recruitment is seeking a Senior Project Manager / Project Manager to lead luxury Class 2 residential and mixed-use developments across Sydney, including Darlinghurst. You will drive end‑to‑end delivery on projects typically $30M–$100M+, coordinating Site Managers, contract administrators and subcontractors.

You’ll ensure programme adherence, cost control, quality and safety while managing stakeholders and reporting.

Qualifications

• Tier 2 builder or developer‑builder experience.
• Strong background delivering Class 2 residential/apartments or mixed‑use.
• Experience on projects in the $30M–$100M+ range.
• Excellent leadership, communication and commercial acumen.

Responsibilities

• Lead end‑to‑end delivery of luxury Class 2 residential and mixed‑use projects.
• Manage site teams including Site Managers, Contract Administrators and subcontractors.
• Drive programme, cost control, quality and safety across all stages.
• Oversee procurement strategy, construction methodology and delivery planning.
• Manage client, consultant, authority and subcontractor relationships.
• Ensure accurate reporting, forecasting and risk management.
• Deliver projects in line with budget, programme and company standards.
• Support coordination from early works through to handover.

Senior Project Manager / Project Manager – Class 2 Luxury Apartments & Mixed-Use Developments (Tier 2 Builder)

Sydney, NSW (Projects across Eastern Suburbs, Lower North Shore & CBD – current project based in Darlinghurst)

We’re partnering with a highly regarded 4 Gold Star iCIRT-rated Sydney Tier 2 Builder to appoint an experienced Senior Project Manager / Project Manager to deliver a premium pipeline of Class 2 luxury residential apartment and mixed-use developments across Sydney.

About the Role

You will be responsible for leading the delivery of high-end Class 2 residential and mixed-use projects, including an active project currently underway in Darlinghurst, NSW.

Projects typically include:

• High-end mixed-use residential, retail, and commercial developments

Key Responsibilities

• Lead end-to-end delivery of luxury Class 2 residential and mixed-use projects
• Manage project teams including Site Managers, Contract Administrators, and subcontractors
• Drive programme, cost control, quality, and safety outcomes across all stages
• Oversee procurement strategy, construction methodology, and delivery planning
• Manage client, consultant, authority, and subcontractor relationships
• Ensure accurate reporting, forecasting, and risk management across projects
• Deliver projects in line with budget, programme, and company quality standards
• Support project coordination from early works through to completion and handover

Requirements

• Proven experience as a Project Manager or Senior Project Manager within a Tier 2 builder or developer-builder environment
• Strong background delivering Class 2 residential apartments and/or mixed-use developments
• Experience delivering projects in the $30M–$100M+ range
• Strong leadership skills managing site and project delivery teams
• Excellent commercial acumen, programming, and contract administration understanding
• Strong stakeholder management and communication skills
• Ability to perform in a fast-paced, high-quality delivery environment
