Job summary

JLL is seeking an experienced Property Services Supervisor to join our high-performing team in a large-scale development in Sydney's CBD. You will coordinate operational functions to ensure building performance and tenant satisfaction, and manage the PRISM system for maintenance and work orders.

You will oversee compliance, budgets, and service contracts, conduct daily inspections, and contribute to safety and sustainability initiatives while engaging effectively with tenants and partners.

Qualifications

• Trade Certificate or relevant tertiary qualifications required.
• Proven experience in operational/facilities management of commercial high-rise properties.
• Strong service partner and contractor management skills.
• Demonstrated ability to prioritise work within tight operational and financial deadlines.
• Excellent customer service ethic with the ability to manage tenant expectations.
• Proficient in MS Word, Excel, and Outlook.
• Strong communication skills with the ability to engage effectively at all levels.
• Experience with PRISM or similar CAFM systems.
• Knowledge of NABERS Energy and Water rating programs.
• Understanding of sustainability and waste management benchmarking.

Responsibilities

• Coordinate operational functions to ensure seamless building performance and tenant satisfaction.
• Manage the PRISM online PPM and work order system, including reactive maintenance, work order generation, progress tracking and closure.
• Oversee compliance and certification across essential services, ensuring adherence to statutory requirements and timely annual fire safety statements.
• Manage key service contracts including cleaning, waste/recycling, and Emergency Warden contracts.
• Conduct daily property inspections and action outcomes through the PRISM system.
• Support budget preparation and monthly reporting, providing insights on maintenance trends, issues and opportunities.
• Ensure WHS compliance, participating in OPS AIDE audits and site risk assessments.
