ALAND is searching for a Senior Development Manager to oversee multiple development projects, ensuring disciplined execution and risk mitigation throughout the project lifecycle. The successful candidate will lead from feasibility to delivery, coordinating with various stakeholders, while managing budgeting and planning approvals.

We seek someone with at least 7 years of strong property development experience, ideally in residential or commercial projects.

Job description

The Senior Development Manager leads multiple development projects through feasibility, design, planning approvals, pre-construction readiness, delivery and settlement outcomes. The role is accountable for disciplined project execution, risk mitigation, reporting and commercial control across allocated projects.

Key responsibilities

Lead allocated projects through the development lifecycle, from feasibility and due diligence through concept design, development application, design development, construction readiness, delivery and settlements

Lead project milestones, approval pathways, budget inputs, cashflow assumptions and critical dependencies across projects

Ensure project briefs, consultant scopes, meeting actions, decision registers and governance packs are current and complete

Coordinate Development interfaces with Design & Construction, Finance, Sales & Marketing, Legal & Risk and Property to ensure clear assumptions, handovers and accountabilities

Oversee project feasibility models, budgets, forecasts and cost assumptions in partnership with Finance and relevant project stakeholders

Lead project financial performance, margin risks and development program impacts, escalating material variances early

Prepare project reports and recommendations that clearly identify status, risks, decisions required, financial impacts and next actions

Coordinate consultants, authorities, councils and internal stakeholders to progress planning approvals and design deliverables

Lead product brief alignment with Design & Construction and Sales & Marketing so projects remain viable and market aligned

Review documentation and provide feedback to ensure submissions and consultant outputs meet ALAND standards and approval requirements

About you

Strong property development experience, typically 7+ years, with exposure to residential apartment, mixed-use, commercial or retail development projects

Tertiary qualifications in Property Economics, Property Development, Commerce, Construction Management, Project Management, Architecture, Engineering or a similar discipline

Experience managing multiple major projects through feasibility, planning, approvals and delivery readiness

Strong understanding of development feasibility, project budgets, cashflow forecasting, consultant management, authority engagement and risk management

Ability to coordinate diverse internal and external stakeholders, including councils, authorities, consultants, contractors, legal advisors, finance and sales teams

Excellent written and verbal communication, report writing, meeting discipline and record keeping

Demonstrated capability in planning and organising, business insight, manages complexity, ensures accountability and stakeholder engagement
