Buildability Group Professional Roles – Sydney NSW is seeking a Senior Building Manager to own a substantial residential development in North Sydney, a 385-apartment site within a complex BMC environment.

You will oversee day-to-day operations, manage contractors and the defects process, conduct inspections, and coordinate with the Strata Manager, Owners Corporation and on-site team. This senior role requires exceptional stakeholder management and a proactive problem-solving approach.

Qualifications

• 5+ years of residential Building Management experience.
• Strong experience in a BMC environment.
• Experience managing a new-build residential site.
• Proven track record managing defects and rectification processes.
• Excellent contractor and service-provider management skills.
• Solid understanding of building operations, maintenance and compliance.
• Strong stakeholder management and communication abilities.
• Proactive, solutions-focused approach and ability to manage multiple priorities.

Responsibilities

Are you an experienced Senior Building Manager looking for an opportunity to take ownership of a substantial residential development? We are currently recruiting for an experienced Building Manager to manage a 385-apartment residential development in North Sydney, working within a complex BMC environment. This is a genuine senior opportunity for an experienced residential Building Manager who is confident managing stakeholders, contractors, building operations and the complexities of a new development.

About the Role

• Working within a complex Building Management Committee (BMC)
• Overseeing day-to-day building operations and maintenance
• Managing contractors, service providers and building-related works
• Conducting regular building inspections and identifying maintenance requirements
• Managing resident, owner and stakeholder relationships
• Working closely with the Strata Manager, Owners Corporation and BMC
• Overseeing preventative and reactive maintenance
• Managing building compliance and safety requirements
• Taking ownership of building presentation and operational standards
• Managing and coordinating the defects process with builders, contractors and relevant stakeholders
• Monitoring outstanding defects through to resolution
• Supporting long-term maintenance and asset planning
• Working closely with a full-time Assistant Building Manager already based on site

About You

This is a role for a strong, experienced residential Building Manager who can take ownership of a complex building and confidently manage multiple stakeholders.

• 5+ years’ residential Building Management experience – essential
• Strong experience working within a BMC environment – essential
• Previous experience managing a new-build residential site
• Strong experience managing the defects and rectification process
• Excellent contractor and service-provider management skills
• Strong understanding of building operations, maintenance and compliance
• Excellent communication and stakeholder management skills
• A professional, proactive and solutions-focused approach
• The confidence to deal with residents, Owners Corporations, committees, contractors and senior stakeholders
• Strong organisational skills and the ability to manage competing priorities
