Buildability Group Professional Roles – Sydney NSW is seeking a Senior Building Manager to own a substantial residential development in North Sydney, a 385-apartment site within a complex BMC environment.

You will oversee day-to-day operations, manage contractors and the defects process, conduct inspections, and coordinate with the Strata Manager, Owners Corporation and on-site team. This senior role requires exceptional stakeholder management and a proactive problem-solving approach.

Qualifications

• 5+ years of residential Building Management experience.
• Strong experience in a BMC environment.
• Experience managing a new-build residential site.
• Proven track record managing defects and rectification processes.
• Excellent contractor and service-provider management skills.
• Solid understanding of building operations, maintenance and compliance.
• Strong stakeholder management and communication abilities.
• Proactive, solutions-focused approach and ability to manage multiple priorities.

Responsibilities

• Oversee day-to-day building operations and maintenance.
• Manage contractors, service providers, and works.
• Conduct regular building inspections and identify maintenance needs.
• Manage resident, owner and stakeholder relationships.
• Coordinate with Strata Manager, Owners Corporation and BMC.
• Oversee defects process with builders and stakeholders.
• Ensure building compliance and safety requirements.
• Support long-term maintenance and asset planning.
• Collaborate with on-site Assistant Building Manager.
