Job summary

Zenith Building Management NSW Pty Ltd in Inner Sydney seeks a proactive Building Manager to own the operations of a premium mixed-use / residential development. You will be the on-site face of the property, overseeing daily operations, maintaining high aesthetic standards, and coordinating with the Owners Corporation, residents and contractors.

You will lead on-site, manage maintenance scheduling via CMMS, ensure compliance with NSW WHS and fire safety, and respond to emergencies.

Qualifications

• 2–5 years of experience in building management, facilities management, or premium strata environments.
• Strong understanding of building systems (HVAC, fire, electrical, plumbing) and NSW property legislation.
• Proficiency with CMMS and building automation software.
• Excellent written and verbal communication with diverse stakeholders.

Responsibilities

• Oversee day-to-day presentation, cleanliness, and operation of common areas and plant equipment.
• Coordinate routine maintenance, manage on-site trades, issue work orders and verify invoices.
• Ensure compliance with NSW WHS, fire safety standards and building codes.
• Serve as primary on-site contact for Owners Corporation, Strata Managers, tenants and owner-occupiers.
• Maintain asset register and preventative maintenance schedules using CMMS.
• Respond swiftly to emergency maintenance issues to minimize disruption.

We are seeking a proactive, highly organised Building Manager to take full operational ownership of a premium mixed-use / residential development in Inner Sydney. As the on-site leader, you will be the face of the property, managing daily operations, maintaining high aesthetic standards, and fostering positive relationships with the Strata Committee, residents, and contractors.

This role requires an independent problem-solver with a strong background in facilities, asset maintenance, and stakeholder coordination.

Key Responsibilities

Daily Operations: Oversee the day-to-day presentation, cleanliness, and functional operation of all common property and plant equipment.

Contractor Management: Coordinate routine maintenance, manage on-site trades, issue work orders, and verify invoices upon successful completion.

Compliance & Safety: Ensure strict adherence to NSW Workplace Health & Safety (WHS) regulations, fire safety standards, and building compliance codes.

Stakeholder Liaison: Serve as the primary on-site point of contact for the Owners Corporation, Strata Managers, tenants, and owner-occupiers.

Asset Planning: Maintain the building asset register and log preventative maintenance schedules using modern CMMS software.

Emergency Response: Action emergency maintenance issues efficiently to mitigate property risk or disruption to residents.

Skills and Experience Required

Experience: 2–5 years of experience in building management, facilities management, or premium strata-titled environments.

Knowledge: Strong understanding of building systems (HVAC, fire, electrical, plumbing) and relevant NSW property legislation.

Tech Savvy: Proficiency with Computerised Maintenance Management Systems (CMMS) and building automation software.

Communication: Exceptional written and verbal communication skills, with a proven ability to manage diverse community stakeholders calmly and professionally.

Qualifications: A current NSW Certificate of Registration (Real Estate/Property) or trade background is highly regarded but not mandatory.
