BrillianTalent is seeking an Adelaide-based Property Manager/Host Manager to oversee daily operations of apartment and holiday accommodation across South Australia. You will coordinate guests, manage cleaning schedules, and liaise with contractors to ensure properties are well presented and maintained.

The role requires hands-on organisation, strong communication, and the ability to travel regularly to regional properties, including Kangaroo Island.

Qualifications

• Previous experience in holiday accommodation or property management.
• Strong communication and service-focused guest coordination.

• Excellent organisational skills across multiple properties.
• Hands-on approach to problem-solving and presentation.
• Able to travel regularly across South Australia.
• Current valid driver’s license and Adelaide-based status.

About the Role

My client is a well-known Property Developer in South Australia, now we are seeking an Adelaide-based Property Manager/ Host Manager to oversee the day-to-day operations of its apartment and holiday accommodation portfolio across South Australia. This hands-on role focuses on guest and client coordination, property presentation, cleaning arrangements and maintenance. You will work closely with cleaning teams, contractors and other service providers to ensure properties are well maintained and ready for guests.

Key Responsibilities

• Oversee daily operations across the accommodation portfolio.
• Maintain regular communication with guests, clients and relevant stakeholders, responding promptly to enquiries and operational issues.
• Coordinate guest arrivals, departures and property access arrangements.
• Organise cleaning schedules and property preparation between stays, ensuring consistent standards of cleanliness and presentation.
• Conduct scheduled monthly property visits and inspections, with additional visits as required.
• Identify maintenance issues and coordinate repairs with contractors and service providers.
• Monitor cleaning and maintenance work, following up to ensure issues are resolved promptly.
• Maintain accurate records of inspections, maintenance requests, cleaning activities and operational expenses.
• Provide regular updates to management on property conditions, guest feedback and outstanding issues.
• Travel regularly to regional properties, including Kangaroo Island, according to operational needs.

About You

• Previous experience in holiday accommodation, short-stay property management, hotel operations, guest services or a similar role.
• Strong communication skills and a practical, service-focused approach to guest and client coordination.
• Experience coordinating cleaners, maintenance contractors and other service providers.
• Excellent organisational skills, with the ability to manage multiple properties and competing priorities.
• A hands-on approach to problem-solving and strong attention to property presentation.
• Comfortable working independently and travelling regularly across South Australia.
• A valid driver's licence.
• Currently based in Adelaide, or able to be Adelaide-based before commencing.
• Mandarin Chinese language skills are preferred, to support communication with Chinese-speaking stakeholders.
• Australian permanent residency or unrestricted ongoing Australian work rights are preferred.
