Job summary

Harcourts Bullsbrook seeks a motivated Property Manager to look after a well-maintained portfolio of properties within a dynamic, community-focused team. You will manage landlord and tenant relationships, oversee day-to-day operations using Property Tree, and work closely with a dedicated Property Management Assistant to prioritise client needs.

You will focus on portfolio management, ensuring leases are renewed promptly, and KPIs are achieved while maintaining exceptional customer service.

Qualifications

• Property Management experience.
• Current PM Registration.
• Current driver’s license and own car.
• Excellent customer service and rapport-building.
• Strong IT skills and familiarity with Property Tree.

Responsibilities

• Manage and nurture relationships with landlords and tenants.
• Oversee day-to-day property portfolio management using Property Tree.
• Collaborate with a full-time Property Management Assistant.
• No routine inspections; assistant handles them.
• Ensure properties are leased promptly and KPIs are met.
• Manage lease renewals, rent reviews and tenancy negotiations.
• Monitor rent arrears and tenancy breaches.
• Attend landlord hearings when required.
• Provide regular communication and advice to landlords.
• Develop new managements and respond to new enquiries.

Here is a chance to join our close knit dynamic real estate team who loves the local community. Our modern Hamptons style office is located in the heart of Bullsbrook.

We are looking for a motivated team member with a great can do attitude, proactive in their mindset, eager to achieve and genuinely puts people first. This role is full time.

You will be responsible for looking after a well maintained portfolio of properties. This is a great opportunity to get a foot in the door with the areas fastest growing agency and dynamic brand. Your day to day duties will include but not be limited to:

Manage and nurture strong relationships with landlords and tenants

Oversee the day-to-day management of your property portfolio using Property Tree

Work closely with your own full time Property Management Assistant, allowing you to focus on portfolio management and client relationships

No routine inspections – these are completed by your assistant

Ensure properties are leased promptly and portfolio KPIs are achieved

Manage lease renewals, rent reviews and tenancy negotiations

Monitor and follow up rent arrears and other tenancy breaches

Oversee vacates, final inspections and bond matters

Attend Magistrates Court/tribunal hearings on behalf of landlords when required

Maintain accurate Property Tree records, documentation and reporting

Provide regular communication and advice to landlords

BDM duties including responding to new management enquiries, conducting rental appraisals and converting new managements

Build relationships with prospective landlords and generate new property management business

Assist with onboarding new managements into the portfolio

The ideal candidate for this role will have:

Property Management experience

Corporate presentation

Articulate communication skills

Excellent attention to details

Sense of humour and the ability to think on your feet and prioritise your workload

Above all a customer service focus

Current PM Registration

Current motor vehicle license including own car

Experience using Property Tree would be ideal and strong IT skills

Excellent customer service skills and the ability to build rapport with our clients
