Job summary

Jump Real Estate is hiring a Property Manager hybrid role based in Hervey Bay. You will manage a portfolio of newly constructed homes across Hervey Bay, Maryborough and Bundaberg, from construction handover through leasing and ongoing management.

You will build relationships with landlords, tenants and builders, coordinate inspections, and leverage technology for virtual tours and marketing. A Queensland Real Estate Licence and driving licence are essential, with travel across the Wide Bay

Qualifications

• Current Queensland Real Estate Registration Certificate or Full Real Estate Licence (essential).
• Valid driver's licence and ability to travel within the Wide Bay region (essential).
• Experience in property management or inspections, or strong interest to start a career in the industry.

Responsibilities

• Manage a residential portfolio from new managements through vacates.
• Build and maintain positive relationships with landlords and tenants via clear communication.
• Coordinate and conduct builder handover inspections for newly constructed homes.
• Work with builders to transition completed properties into the rental portfolio.
• Use technology to film virtual tours for marketing and generate leasing interest.
• Coordinate advertising, leasing and tenant applications to minimise vacancies.
• Coordinate maintenance and liaise with trades to ensure quality work.
• Conduct entry, routine and exit inspections and maintain precise records.
• Collaborate with virtual assistant support and AI tools to streamline administration.
• Contribute ideas to improve systems, processes and client service.

Are you an experienced Property Manager, an inspections officer looking to take the next step, or someone eager to start a career in property management?

Our Wide Bay office specialises in managing newly constructed residential properties across Hervey Bay, Maryborough and Bundaberg. This is an exciting opportunity to work with brand-new homes from builder handover and marketing through to leasing and ongoing property management.

What you'll be doing

You’ll take ownership of a small residential portfolio specialising in newly constructed properties across Hervey Bay, Maryborough and Bundaberg. You’ll be involved in the process from the completion of construction through to marketing, leasing and ongoing property management, building strong, lasting relationships with landlords, tenants and builders along the way.

Your responsibilities will include:

• Managing a residential portfolio, from new managements through to vacates
• Building and maintaining positive relationships with landlords and tenants through clear, proactive communication
• Coordinating and conducting builder handover inspections for newly constructed homes, identifying outstanding items and helping ensure properties are ready for the rental market
• Working closely with builders to coordinate the transition of completed properties into the rental portfolio
• Using the latest technology to film virtual tours of properties for marketing purposes, showcasing homes to prospective tenants and helping generate leasing interest
• Coordinating property advertising, leasing and tenant applications to minimise vacancy periods
• Coordinating maintenance and working with reliable trades to ensure jobs are completed properly
• Conducting entry, routine and exit inspections and maintaining clear, accurate records
• Working with our virtual assistant support and AI tools to streamline administration and improve efficiency
• Contributing ideas and helping us continually improve our systems, processes and client service

You’ll have the responsibility and autonomy to manage your portfolio professionally, backed by experienced leadership, practical support and systems designed to help you succeed. The role also provides the flexibility to work from home when possible.

You’ll bring:

• A current Queensland Real Estate Registration Certificate or Full Real Estate Licence (essential)
• A current driver's licence (essential) and the ability to travel throughout the Wide Bay region
• Previous experience in property management, property inspections or a strong interest in building a career in the industry
• Good communication and relationship-building skills
• Strong organisation skills, attention to detail and the ability to manage competing priorities
• A professional, solutions-focused attitude and a willingness to learn
• Confidence using technology and an interest in embracing new systems and processes
