Jump Real Estate in Brisbane is seeking an experienced Property Manager to own and oversee a residential portfolio, from new managements through to vacancies. You'll work at our Tingalpa head office, supported by modern systems and AI tools, with a culture that values learning and professional growth.

Qualifications

• Current Queensland Real Estate Registration Certificate or Full Real Estate Licence.
• Experience managing your own residential property portfolio.
• Sound knowledge of Queensland tenancy legislation.
• Confidence using property management software, preferably PropertyMe.
• Full driver's licence.

Responsibilities

• Manage a residential portfolio end to end from new managements through to vacates.
• Build and maintain positive relationships with landlords and tenants through proactive communication.
• Coordinate maintenance with trades to ensure timely, quality work.
• Conduct entry, routine and exit inspections with clear records.
• Ensure compliance with Queensland tenancy legislation and handle QCAT matters when required.
• Work with virtual assistant support and AI tools to streamline administration.
• Contribute ideas to continually improve systems and client service.

What you'll be doing

You'll take ownership of your own residential portfolio, managing properties from new managements to vacates while building strong, lasting relationships with landlords and tenants.

Your responsibilities will include:

• Managing a residential portfolio end to end, from new managements through to vacates
• Building and maintaining positive relationships with landlords and tenants through clear, proactive communication
• Coordinating maintenance through Tapi and working with reliable trades to ensure jobs are completed properly
• Conducting entry, routine and exit inspections and maintaining clear, accurate records
• Ensuring properties remain compliant with Queensland residential tenancy legislation, including managing QCAT matters when required
• Working with our virtual assistant support and AI tools to streamline administration and improve efficiency
• Contributing ideas and helping us continually improve our systems, processes and client service

You'll have the responsibility and autonomy to manage your portfolio professionally, backed by experienced leadership, practical support and systems designed to help you succeed.

About you

You're an experienced Property Manager who understands that successful property management is about more than ticking boxes. You're organised, solutions-focused and confident managing the everyday challenges of the role, while remaining calm, professional and approachable.

You'll bring:

• A current Queensland Real Estate Registration Certificate or Full Real Estate Licence (essential)
• Experience managing your own residential property portfolio
• A sound working knowledge of Queensland residential tenancy legislation
• Confidence using property management software (PropertyMe experience is an advantage)
• Strong written and verbal communication skills, including the ability to handle difficult conversations professionally
• Excellent organisation, attention to detail and the ability to manage competing priorities
• A current driver's licence (essential)
• A positive, team-oriented attitude and a willingness to embrace technology and new ways of working
