Ppl People in Brisbane is seeking an experienced Project Manager to lead luxury custom homes and boutique townhouse projects. You will own delivery from contract to handover, manage budgets, programming and procurement, and lead Site Supervisors to ensure quality and on-time results.

Based in Morningside with site visits, you’ll report to the Managing Director and have a dedicated Coordinator and support team. A clear progression path into Construction Manager is available as the business grows.

Qualifications

• Experience managing custom residential homes and boutique townhouse projects.
• Strong grasp of programming, budgeting, forecasting and procurement.
• Proven ability to lead Site Supervisors and multiple projects simultaneously.
• Attention to detail on quality finishes and delivery.
• Commercial awareness to identify and resolve challenges.

About the Opportunity

Ppl People are proud to partner with a growing Brisbane-based builder specialising in luxury custom homes and boutique townhouse developments valued from $1.2M upwards. This is an exciting opportunity for an experienced Project Manager to join a business that's growing rapidly, with the opportunity to take ownership of project delivery and work directly alongside the Managing Director. Unlike many residential construction roles, you'll have the support of a dedicated Project Coordinator, Site Supervisors and Client Relations Manager, allowing you to focus on what you do best: managing projects, driving programs and delivering exceptional quality. With future plans to establish dedicated custom home and townhouse divisions, there is genuine opportunity to progress into a Construction Manager position as the business continues to grow.

The Role

Reporting directly to the Managing Director, you'll take ownership of the delivery of luxury custom homes and boutique townhouse developments, managing projects from contract signing through to completion and handover. You'll be responsible for budgets, programming, procurement, quality and overall project performance, with Site Supervisors reporting directly to you. Based primarily in the Morningside office, with regular site visits, this is a true Project Management role rather than a hands-on Site Supervisor position.

What You'll Be Doing

• Managing multiple luxury custom home and boutique townhouse projects from commencement through to handover


• Overseeing construction programs, budgets, forecasting and project profitability


• Managing procurement of subcontractors, trades and materials


• Leading and supporting Site Supervisors to ensure projects are delivered on time and to a high standard


• Managing progress claims, variations, extensions of time and subcontractor payments


• Conducting regular site visits and meetings to monitor quality, progress and resolve challenges


• Ensuring compliance with WHS, contractual and building requirements


• Working closely with the Managing Director and internal team to continuously improve project delivery

About You

We're looking for an experienced Project Manager who takes pride in delivering high-quality residential construction projects. Ideally, you'll bring:

• Experience managing custom residential homes, high-end residential construction or boutique townhouse developments


• Strong understanding of construction programming, budgeting, forecasting and procurement


• Experience overseeing Site Supervisors, subcontractors and multiple projects simultaneously


• Excellent attention to detail, particularly around quality finishes and project delivery


• Strong commercial awareness and the ability to proactively identify and resolve challenges


• Certificate IV in Building and Construction (Builder, Low Rise), White Card and driver's licence
