Job summary

OVA Virtual in Melbourne is seeking a Property Research & Lead Generation Specialist to support a growing property group. The role is 20 hours per week, Monday–Friday, 9:00 AM–1:00 PM AEST, with a pay rate of AUD 6.00 per hour.

The successful candidate will analyze listings on Airbnb, Vrbo/Stayz and Booking.com, perform geolocation research, and identify high-potential leads. Spreadsheet and CRM experience are essential.

Qualifications

• Proven ability to conduct in-depth online research and data analysis.
• Strong familiarity with short-term rental platforms (Airbnb, Vrbo/Stayz, Booking.com).
• Experience using maps and geolocation for property identification.
• Ability to compare data sets and identify performance gaps and trends.
• Strong written English communication for reporting and documentation.
• High level of accuracy and attention to detail in data gathering and analysis.
• Ability to follow structured SOPs and workflows consistently.
• Experience using Google Sheets or Excel for data tracking and analysis.
• Familiarity with CRM systems (HubSpot, Pipedrive, or similar).
• Understanding of ethical and compliant research practices using public data sources.

Responsibilities

• Analyze property listings across Airbnb, Stayz/Vrbo, and Booking.com to identify underperforming short-term rentals.
• Identify performance gaps such as low occupancy, poor reviews, outdated listings, and pricing inconsistencies.
• Conduct market benchmarking by comparing properties within the same area or category.
• Quantify revenue improvement opportunities based on data analysis.
• Perform geolocation analysis using Google Maps, Street View, satellite imagery, and listing clues.
• Conduct ownership research using publicly available and compliant sources.
• Evaluate and score leads based on revenue potential, suitability, and alignment with company strategy.
• Prioritize high-value, high-conversion opportunities.
• Maintain accurate and organized records in CRM systems (HubSpot, Pipedrive).
• Prepare and submit weekly pipeline reports and top lead recommendations.
• Provide supporting documentation including screenshots, benchmarks, and analysis.
• Follow SOPs and ensure consistency in research and reporting processes.
