Head of Growth/ Business Development Manager

We are seeking a Business Development Manager to join the team in Noosa Heads and Peregian Beach! This is a rare opportunity to shape a brand-new growth function from the ground up at the largest independent property management business in the Noosa Shire. Reporting directly to the principal with no layers of approval, this role offers genuine autonomy to build relationships, design referral and partnership programs from scratch, and be rewarded generously through uncapped commission as the business, and the role, grows.

We are the largest independent property management business in the Noosa Shire, specialising in premium short term, mid term and long stay accommodation across Noosa. Working closely with private homeowners and investors, they prepare, market and manage homes, with a strong focus on building long-term, positive relationships with owners and creating homes people genuinely want to stay in.

What you'll be doing?

• Winning new business: Finding and signing new property owners across short, medium and long term rentals, offering honest, straightforward advice on the right fit for their property.
• Elevating property presentation: Walking through homes and recommending the styling, furniture, and small touches that lift returns and meet the high standard guests expect.
• Championing the Utopia story: Clearly and confidently explaining what makes Utopia different and why owners should trust their home to the team.
• Building a referral program from scratch: Designing and growing relationships with sales agents, investors, accountants, and buyers agents to create a steady pipeline of new business.
• Opening corporate partnerships: Establishing B2B relationships and channels that bring in guests and stock beyond the one-owner-at-a-time approach.
• Connecting with high-net-worth owners: Getting out into the community and building genuine relationships with property owners wherever they are.
• Aligning with brand and marketing: Working closely with the marketing team to ensure what's said publicly matches the conversations happening in living rooms.
• Raising the bar on service: Partnering with property managers to push Utopia's offering as close to hotel standard as possible.
• Keeping the pipeline current: Maintaining accurate and up-to-date records in the CRM to track relationships and opportunities.

Who are we looking for?

• Proven new business experience: A track record of winning new business, ideally within holiday rental, hospitality, or property management.
• Regulatory knowledge: An understanding of both short and long term rental law and the standards that come with them, Noosa's short term rental rules are unique and owners ask about them often, so familiarity here is a genuine advantage.
• An eye for design: The ability to walk into a room, spot what's holding it back, and tactfully suggest improvements.
• Comfort with high-net-worth clientele: Confidence and ease when engaging with owners of considerable homes.
• An entrepreneurial mindset: Genuine enjoyment in building something new, rather than following an existing playbook.
• QLD real estate registration: Current registration, or a willingness to obtain one, is required.
• Strong local network: An existing network within the Noosa or broader Sunshine Coast property and real estate community, or the ability to build one quickly.
• Relationship-building and negotiation skills: A consultative, trust-first approach to sales and strong negotiation ability.
• Driver's licence and flexibility to travel: A current driver's licence and willingness to travel locally across the Noosa region for owner meetings, property visits, and industry events.
