The role

Join one of Australia’s leading property groups as a Finance Manager (Valuations), where you\'ll play a pivotal role in delivering high-impact valuation analysis and financial reporting across GPT’s retail and external client portfolios. This is an opportunity for a commercially minded finance professional with a strong grasp of the property sector to make a meaningful impact.

In this role, you’ll work closely with cross-functional teams to provide accurate valuations, build sophisticated financial models, and generate insights that directly support the Group’s strategic initiatives. If you\'re passionate about driving value through data, analysis, and collaboration, and want to contribute to major investment decisions in a fast-paced environment—this is the role for you.

What you will be doing

Key Responsibilities:

The principal tasks of the role include, but are not limited to:

  • Reviewing and comparing external valuations against financial budgets and forecasts across GPT’s balance sheet and managed portfolios.
  • Analyzing and explaining variances between financial datasets, including prior periods and valuation inputs.
  • Conducting internal valuation checks using forecast data and investment scenarios.
  • Presenting valuation analysis and insights to senior leaders, fund managers, and valuation committees.
  • Supporting the preparation of fund reports, valuation committee papers, and board audit documentation.
  • Assisting with development investment proposals, focusing on financial data and reconciliation with valuations.
  • Performing financial modelling and sensitivity analysis at asset and portfolio levels.
  • Providing ad-hoc analysis and reporting for GPT’s investment and funds management teams.
  • Supporting data gathering for statutory rates, taxes, and benchmarking requirements.
  • Collaborating with internal and external stakeholders to meet reporting timelines and data needs.
  • Building and maintaining strong working relationships with fund managers, valuers, co-owners, and other key stakeholders.

What makes you stand out

  • Strong finance background with experience in budgeting and forecasting for retail assets.
  • Tertiary qualifications in accounting.
  • Exposure to institutional-grade retail valuations and retail remix/project scenario analysis.
  • Advanced analytical skills with strong Excel proficiency and experience in valuation modelling tools (e.g. Forbury, Estate Master).
  • Highly organised with excellent attention to detail, problem-solving, and interpretive skills.
  • Self-motivated team player with the ability to work independently and meet objectives.
  • Eager to develop new skills and take on challenges, with a positive attitude and strong interpersonal skills for effective stakeholder engagement.
