Job summary

One Playground is seeking an experienced Project Manager to join our in-house Projects Team and drive high-end fit-out projects across Australia. You will own the tender process, select builders, and oversee construction, claims, handover and defect close-out with a people-first approach.

You will lead complex projects in landmark buildings, shaping premium spaces for our members and supporting our rapid national expansion.

Qualifications

• Proven ability to lead fit-out, refurbishment or construction projects from tender through to handover.
• Experience coordinating multiple stakeholders and keeping programs on track.
• Strong financial acumen in project costing and budget control.

Responsibilities

• Lead and manage the tender process for fit-out and construction projects with builders and contractors
• Manage the builder throughout construction and fit-out delivery, from mobilisation through to practical completion
• Assess and administer progress claims, variations, extensions of time and claim structures in accordance with the head contract
• Perform site visits to monitor progress, quality and WHS compliance across live projects
• Own small fit-out and renovation projects end-to-end, working with in-house and external teams
• Coordinate with live gym teams to plan works with minimal disruption to trading and members
• Maintain and update the project program across all sites
• Assist with managing consultant teams, contractors and suppliers from concept through to construction and handover
• Manage defect identification and rectification through to sign-off
• Work with Portfolio Manager on landlord approvals and incentive draw downs
• Support lease and landlord-related requirements affecting design, program and cost
• Liaise with landlords on fit-out approvals and site access

THE ROLE

We’re looking for a Project Manager to join our in-house Projects Team and support the growth of One Playground through the delivery phase of our fitout projects. For the right candidate, you’ll be working on exciting high-end projects in landmark buildings and locations across Australia.

You will be client-side, shaping landmark, state-of-the-art spaces across Australia - from tendering and builder selection through to construction, claims and handover and defect close out.

It’s a role for someone who takes ownership, thrives on complex projects with a lot of moving parts, and brings more than technical skill, passion, purpose and people-first thinking.

YOUR RESPONSIBILITIES.

• Lead and manage the tender process for fit-out and construction projects with builders and contractors
• Manage the builder throughout construction and fit-out delivery, from mobilisation through to practical completion
• Assess and administer progress claims, variations, extensions of time and claim structures in accordance with the head contract
• Perform site visits to monitor progress, quality and WHS compliance across live projects
• Own small fit-out and renovation projects end-to-end, working alongside our in-house team and external consultants and subcontractors
• Coordinate closely with our live gym teams to plan and sequence works with minimal disruption to trading and members
• Maintain and update the project program across all sites
• Assist with managing consultant teams, contractors and suppliers from concept through to construction and handover.
• Manage defect identification and rectification through to sign-off.
• Work with our in-house Portfolio Manager on landlord approvals and incentive draw downs.
• Support lease and landlord-related requirements as they affect project design, program and cost
• Liaise with landlords and their representatives on fit-out approvals and site access.

Finance & Cost Management.

• Work within our finance system to manage project costings, purchase orders and approvals.
• Partner with our Finance Manager on project budgets, cost reporting and approvals.
• Track project expenditure and flag variances against budget and program.

Communication & Stakeholder Management.

• Serve as the communication bridge between internal stakeholders, live gym teams and external vendors.
• Schedule and run project meetings, tracking actions and follow-ups.
• Prepare clear project updates and reports for the Head of Development and Executive Team.
• Collaborate with all project stakeholders on design clarifications, RFIs, and approvals.

Your Experience.

Not all experience is created equally. But the successful candidate would have a track record of supporting / managing fit-out, refurbishment or construction projects from tender through to handover, with a sharp eye for keeping builders, budgets and programs on track. You may have come from a client-side team or a head contractor background, and would like to take your project delivery skills and build something you can point to across some of Australia's best locations.

Additional important experience for consideration.

• Confident running tender processes and administering head contracts, including progress claims and variations.
• Strong financial acumen, with experience working within a finance or project costing system.
• Comfortable coordinating multiple stakeholders; builders, consultants, landlords and live operational teams, at once.
• Working knowledge of WHS compliance requirements on live construction sites.
