Job summary

Bright & Duggan is seeking a Building Manager to oversee repairs and maintenance of common property across two sites in Golden Beach and Maroochydore. You will liaise between clients and contractors, ensuring safety, functionality and aesthetics while reporting to the Branch Manager.

The role requires coordinating regular maintenance, managing budgets, and negotiating service contracts, with after-hours availability for emergencies as part of a rostered duty.

Qualifications

• Proven experience as Building Manager or similar role in Strata.
• Solid understanding of building systems, facilities management, and maintenance best practices.
• Strong organisational and time management skills for multitasking.
• Excellent communication and interpersonal abilities with residents, staff and external stakeholders.
• Knowledge of local building codes, regulations and safety standards.

Responsibilities

• Identify and address critical maintenance issues to ensure safety and functionality of essential building systems.
• Serve as the primary point of contact for clients and foster relationships for client satisfaction.
• Participate in regular meetings with management, clients, and contractors; provide updates on building operations.
• Develop and maintain a regular preventative maintenance schedule.
• Prepare and negotiate new contracts and service agreements to meet building requirements.
• Ensure compliance with local regulations through audits and inspections.
• Respond to emergencies and urgent issues, communicating with tenants and stakeholders during incidents.
