Job summary

Strata Global: Community & Owners' Association Management Services in Dubai is seeking a proactive Community Manager / Residences Manager to oversee day-to-day operations of residential communities. You will ensure resident satisfaction, regulatory compliance, and efficient vendor management while upholding high standards of service.

The role requires 5–8 years in community or property management, 3+ years in a leadership position, and a UAE driving license.

Qualifications

• Bachelor's degree in Business Administration, Property Management, Facilities Management, Hospitality Management, or a related field.
• Professional certifications such as CMCA, AMS, PCAM, RICS, MPM, or DREI are an advantage.

Responsibilities

• Deliver exceptional resident service and maintain high resident satisfaction levels.
• Ensure timely resolution of resident complaints and inquiries within service levels.
• Monitor resident feedback and implement continuous service improvements.
• Build positive relationships with residents, owners, and Owners Associations.
• Manage the daily operations of assigned residential communities.
• Conduct regular property inspections and maintain common areas to high standards.
• Prepare monthly operational reports, inspection reports, and management updates.
• Organize and participate in site meetings and operational reviews.
• Ensure compliance with RERA, DLD, OA regulations and UAE laws.
• Manage insurance policies, statutory certificates, and regulatory licenses.
• Coordinate Owners Association meetings and governance records.
• Ensure all documentation complies with regulatory requirements.
• Supervise outsourced providers, monitor vendor KPIs and performance.
• Manage contracts, renewals, and service agreements.
• Conduct vendor performance reviews and improvements.
• Support annual budget preparation and budget monitoring.
• Assist in improving service charge collection and monitor expenses.
• Identify opportunities to generate additional community income.
• Develop newsletters and resident communications; enhance multi-channel outreach.
• Promote community participation and strengthen resident relationships.
