About the RoleWe are seeking an experienced Property and Leasing Manager to oversee our real estate portfolio, which includes local assets in Abu Dhabi and international properties in the UK. The successful candidate will be responsible for driving occupancy, implementing leasing strategies, ensuring tenant satisfaction, and coordinating all property operations and maintenance.
Develop and implement leasing strategies to achieve occupancy and revenue targets.
Formulate and execute annual leasing plans aligned with business objectives.
Identify new market opportunities, recommend property positioning strategies, and update yearly rent based on market analysis.
Advertise and increase occupancy by collaborating with external property brokerage companies on a weekly basis.
Negotiate lease agreements with potential tenants in a timely and reliable manner.
Update lease contracts and activate them in the Microsoft Dynamics system.
Manage the renewal process in the Tamm system for both current and new tenants.
Provide all necessary sales documents through the Tamm system and Provis portal.
Take charge of lease agreement renewals and new tenancies, including maintenance tracking, in the RPI system for the UK portfolio.
Maintain a positive and productive relationship with in-house tenants and potential new tenants.
Collect receivable accounts and handle property operating expenses.
Follow up with tenants regarding bounced cheques amicably, aiming for resolution without immediate legal action.
Manage legal cases and coordinate with lawyers on a monthly basis.
Support the finance department in forecasting rental revenues and managing lease documentation.
Coordinate with the Facilities Management (FM) team to inspect units and arrange maintenance to meet quality standards.
Follow up on make-ready procedures and checkout reports to proceed with security deposit refunds for tenants who have moved out.
Oversee maintenance for property common areas, coordinate with insurance companies and service providers to complete the work, and finalize LPOs with the finance team.
