Job summary

Livbnb is hiring an Onboarding Specialist to own the full lifecycle of Dubai holiday home units, from inspection to offboarding. You will coordinate across teams, ensuring each unit progresses quickly and without bottlenecks.

The role requires 2–4 years in UAE holiday homes or property management, strong knowledge of DTCM regulations and permits, and hands-on experience with BOQs, purchasing, and CRM systems. Fluency in English is essential.

Qualifications

Responsibilities

• Arrange inspections, review reports, identify missing items, prepare quotes, and update all teams in the loop.
• Build and maintain the BOQ for each unit, purchase based on it, coordinate with suppliers, and keep CRM up-to-date.
• Schedule warehouse, operations, inspectors and maintenance, track unit against target dates, escalate bottlenecks early.
• Ensure compliance with DTCM holiday home regulations and permit processes; obtain work and move-in/move-out permits and utilities activation.
• Sign off unit readiness before go-live; record final inventory and compare with handover inventory.
• Manage offboarding from owner notice to final handover.
• Maintain property documentation, keep the CRM and dashboards up to date, report onboarding and offboarding timelines.

We are Hiring: Onboarding Specialist at Livbnb!

Livbnb is taking holiday home operations to the next level! We are seeking a proactive, detail-driven Onboarding Specialist to own the full lifecycle of our Dubai holiday home units, from the first inspection to final offboarding.

In this role, you will be the central point of coordination between the teams making sure every unit moves through the process quickly and without lags.

Key Responsibilities

• Inspections and Quotes: Arrange inspections, review the reports, identify missing items, prepare quotes, and update all teams in the loop.
• BOQ, Purchasing and Suppliers: Build and maintain the BOQ for each unit, purchase based on it, coordinate with suppliers, and keeping CRM up-to-date.
• Scheduling and Coordination: Schedule warehouse, operations, inspectors and maintenance, track every unit against its target dates, and escalating bottlenecks early.
• Permits and Compliance: Ensure compliance with DTCM (DET) requirements, handle holiday home permits and RERA documentation, and obtain work and move-in/move-out permits, utilities activation and building NOCs.
• Handover and Inventory: Sign off unit readiness before go-live, record the final inventory at onboarding, and check it against the handover inventory at offboarding.
• Offboarding and Damages: Manage offboarding from owner notice to final handover.
• Documentation and Reporting: Maintain property documentation, keep the CRM and dashboards up to date, report on onboarding and offboarding timelines.

Qualifications

Must-Have:

• Experience: 2–4 years in UAE holiday homes, property management.
• Regulations: Strong, hands-on knowledge of DET (DTCM) holiday home regulations and permit processes in Dubai.
• Operations: Working knowledge of BOQs, purchasing and supplier coordination, and utilities activation and closure in Dubai.
• Systems: Proficiency in CRM systems, Zoho Inventory and MS Office.
• Skills: Decision-making, excellent planning and scheduling, and a proactive approach.
• Soft Skills: Clear communication in English and strong follow-up discipline.

Preferred:

• Background in fit-out, procurement or supplier negotiation.
• UAE driving licence for site visits.
